With current entry price for D21, wonder how long will it take to see such profit again. Hmmm

500k profit took D21 20-24 years. Some may argue, “I buy to stay forever” but time will only tell and deep down us buyers would still wanna see profit in our purchase. Be it Own stay or Investment. :)

24 years is probably 1/3 of our lifespan if we r lucky to live that Long.
Even EC mop plus construction already took buyers 8-9 years before they can sell at profit which I already felt it took damn Long :D

I agree, that’s way too long to hold for decent gains. It was just to show that the profit is not 0 after holding all these years, which was the impression that Passerboy has.

But if you look at the immediate neighbouring condos, Terrene and The Beverly see decent gains in 10 years. Of the newer condos, only The Creek And Nottingham suites rare doing badly, for legit reasons.

I think newbie and my concern are similar, with more condos sprung up in D21, the oversupply situation can’t run away, which may even take longer to see decent gain?
Guess it’s our concern.
Unless the rental in D21 are doing well which probably there’s still some motivation for buyers to look into D21.

Moving back to D14,
RCR D14 rental yield. Quite a number of projects above 3.x% yield

I was bored and was doing a comparison between SUO and PR, not only on cost/size but various other aspects.

Do you think having a childcare facility is a positive / negative / neutral aspect? SUO and PR both have this.

https://www.propertyguru.com.sg/pro...elopments-with-childcare-centres-in-singapore

I’ve also noticed that SUO has some retail / commercial units while PR is purely residential.... Thoughts?

As always, please feel free to add on / correct me if I’m wrong :D

Having a childcare is a plus if u have kids, it would be very convenient to send ur kids to childcare before going to work. The commercial units at SUO are not yet rebated from my understanding and Guocoland is offering discounts for bulk tender. I think the shops are a bad idea though but childcare ok.

Penrose also has childcare from my understanding.

the retail units have not done well. in fact, IIRC, they were never bought and are on sale in bulk. so i dont think the retail/commercial units add much value. i dont know what the psf of the retail/commercial units are but they are usually 2-3x that of the residential unit..

Yes SUO and Penrose have childcare - which is why I mentioned it. I was lazy and typed PR.

I think people with kids may find it convenient but some people are particular about brand name. Ok la cannot think too much. I guess it should be a positive / neutral unless people really hate kids? Will the childcare affect anything else? Well Kopar has some nail room which I found really lame...

I’m trying to think from the perspective of someone getting a unit for own stay or renting, aka liveability.

Off topic a bit - different district, but like in Kovan, the area close to the MRT is quite saturated with condo, but anecdotal evidence, I think there’s sufficient demand....

So pitting SUO and Penrose against each other - I am wondering whether:

1) the smaller number of units for Penrose (about half?) as compared to SUO would be “cosier”

2) facade? Some people say SUO exterior not nice, but let’s see the SF for Penrose.

3) SUO got dual key units but Penrose doesn’t... having choice is always good, me thinks

4) noise... maybe I’m slow, I’ve just realised that SUO and Penrose are next to each other on the map. How about IRL? I Guess I’ve to take a look on my own soon.

5) quality of furnishing? For Penrose, think must see SF.

Some food for thought on my end, those more experienced, please do weigh in :D

Thanks! If retail/commercial units don’t add much value in a ppty, I’m wondering if it can add negative value. Hmmm...

I’m not vested in anything nor trying to sell Penrose ah. Hahaha.

actually a commercial units within the project is good, especially for the residents.. imagine your condo inside got mini mart or eatery, it benefits the residents, rather than create negative value..
