All developments will have their fair share of defects one la, it's just a matter of how the developer wants to resolve and fix them.

To be honest, the contractor probably matters more than developer, the last condo I bought from reputable developer, in end quality was sub par, water seepage, cracked walls, rotting wood, etc.

Anyway for Penrose, looks like average psf is around 1.5k?

Contractor of Stirling Residences is China Construction, ranked Top 4 contractors by BCA in terms of quality of their previous developments :)

Agree showflat this time is really quite subpar. I can’t get over the tiles which seem to be staring at me. Haha

But CDL/HL probably knew what they were getting into and priced accordingly. For those who are planning to get in at 14xx-15xx, they can’t be expecting V-Zug and Gaggenau appliances right ? :s13::s13:

You can’t expect CDL to give u premium finishing if they launching 14-15xxpsf right.. they need to save cost somewhere to gain profits. There is a huge diff between Penrose and Parc Esta/PPR. Thus, that explains pricing too. I am not sure Penrose v SUO quality.

Agreed to this.

I think it is down to luck? Can we really expect defects free unit for one big development... eg. Stirling over > 1K units.

I’m saying it is Top 4...

Just setting your expectations ☺️

Anyway let me know when u collect your key ba

I thought CDL would have priced a bit lower for the bigger units, haha, but overall I feel of the layouts are quite good.

Talk about Penrose, it’s a love hate relationship.
It was sensibly priced but location and vibes really not that impressive.

The surrounding industrial estates and old hdb really kills all the motivation where one would like to stay in a condo.
Also makes me wonder despite Payar Lebar transformation, how much impact will Penrose benefited from such existing surrounding. All industrial estates and hdb demolished and a total facelift to that area? I doubt so.

Haha I already give Penrose 3 chances by going down 3 times to have a personal experience of the surrounding vibes. Quite bias and more towards in favour of PR already, Still not enough ar?
For beauty world, I only drive there once yesterday and that’s it :D

Beauty world CMI ah bro? I still of the opinion can cos of the transformation. Maybe tonight shall go take a look at the beauty of Beauty World.

Me and my wife drove into the beauty world shopping mall carpark and she ask me why the mall look so run down. We decided to get out of the carpark and proceed back home.

Traffic was quite busy also. It’s a Long ride tbh.
Of coz one can argue beauty world hasn’t gone through the “transformation” yet and thus not a fair assessment.

U don’t take my words wholesale, go and experience it yourself.
Maybe u may like it and don’t mind paying 2kpsf for that location :D

Why people like to face pool instead of facing out for a view ah?

pool-facing got kids kpkb early in the morning and if suay, opposite neighbour will be quite near = less privacy

Similarly if i choose view-facing, i might get a good view if i stay high enough *above 10 floor and more privacy if opposite is school.

Pool-facing is more expensive as well (typically?).

Ya. The beauty world shopping centre looks the same for more than a decade man. Not sure to say whether it has “maintained” it’s facade... harhar. It’s not a mall at all. Hahahaha. I do like the food at the Hawker centre on level 4 though but that’s because I don’t stay there.

I still think it’s a nice area for home stay, but I think the prices in that area are quite high.

Surrounding area got a lot of food also. Short drive to sixth Avenue / Adam road food centre / Botanic Gardens, if people want to make a case for that.

Surrounding vibes actually I like beauty world area a bit more than PR. Got a lot of food. Between the immediate area for PR and beauty world, do you have a preference? Asking because kaypoh...

I also have the same question. When I went to view resale condo with my parents; they say pool view nice. We viewed a unit at pool level. The agent told us that “you can see them, they can’t see you”. Uhh ok, I don’t want to see or hear splashing kids or adults sun tanning, no such interest. Then the water reflects the sun rays also, if you stay close enough to the pool. Ok I sound damn aunty here

I prefer a view facing landed house.

Edit: view facing school can be quite noisy ah. I have experienced this, with different schools. Can get awoken by the bells / announcements / kids dragging chairs. So it really depends on what people can stomach
