In years to come, WR and PC owners will aim to sell at 2100psf. Bartley condos will seems to be a much cheaper option if one wanna stays in this area. After all these Bartley condo were sold at 1000-1300psf few years ago. Potential wise, maybe when plab moves and see what plan there is for that area. I guess there should be a stretch of mrt line in plab area, which may link to tai seng or bartley making a mrt interchange.

Bartley area all condo and landed lacking amenities like food centre, malls within close proximity. Rental perhaps ok, Botanique at Bartley current prices around 15xxpsf which I think is too ex, Penrose would be the better one considering both.

WR and PC would face very stiff competition from Tre Ver, Poiz Residences and Venue Residences That would sell at 1900-2000psf. 2100psf ppl would look at Park Place Residences already.

Bartley potential is there for those who entered 13-14xxpsf.

I think bartley condo owners are not targeting tenants working in tai seng. (Mostly blue collars there)
Yes, u got a point that PC and WR owners will be looking at 2.1kpsf -2.2kpsf (which is already the price some of them are paying right now for PC/WR) but did u noticed WR sales hardly moved much which means to say it may still take many years for pple to digest that kinda price.
Bartley area at 1.5kpsf is roughly about there unless there’s future plans to uplift that area which I kinda doubt so. Impression of Bartley area is always more for quaint living/self stay. Not really an investment area I would say.

just also sharing my views here.

Penrose is in an Industrial area, just across the street, and also after the expressway. Direct competitors from SUO next door. Aging hdb next door.

If real estate players sees the potential on this site, why was this site bidded at record low price with no developers even interested to bid for when during the GLS, and times was not really bad then, and yet no interested parties.

Really need to think really hard. there is a reason why they have to packed with 3br in their business model, because they know they cant fight with the prime geylang core with their FH title, which are mostly MM units.

What other upside or rejuvenation plans can they have in an area surrounded by industrial.

What i can think off is the dis-amenity from industrial after the expressway, the view, smoke etc, the heavy noise traffic from expressway, the unsightly view of industrial gg back home from Aljunied mrt and many many more. I wouldnt consider even though its setback by some distance away as required by LTA and URA.

and those land use wouldnt change as per masterplan, at least in the near 10-20 yrs

There are quite a number of rental transactions in Bartley area. Rental should be good with circle line mrt station. Not every expat wanna rent an expensive unit at CBD area.

For family living is good as there are decent primary schools like Maris Stella and Paya Lebar girl. Boy or girl also no problem. Quiet place with good views and come with mrt stations. Easily accessible to Nex, J8, PLQ. I generally like such places (I thought Antares is good too).

Tre ver is really hard to rent. Too deep inside. Although its design is really good.

Just price Penrose at $1800psf first. There will sure be takers.

Some "rich" buyers use ruler to measure distance from CBD to calculate property prices. Others see Parc Esta selling $1,700psf, SKG $1,700psf and Woodleigh $1,800psf, they will just take the plunge.

AS an agent, very easy to market penrose, if launch at $1,600psf even easier to convince "rich" buyers to achieve 50% sales in 1 week.

Better launch fast before the real fire sale season begins...

HDBs are where most of the "rich" buyers are. Will help to drive sales. But these HDBs too old, all long term stayers. I recommend distributing Penrose marketing brochures at Sengkang/Punggol, even better if distribute outside Sengkang Grand showflat. All the "rich" buyers sure flock over to Penrose.

Agents will be using the lower PSF such as 1500-1600 psf to market the product, which is probably only for the bigger units. As for the limited supply of 1br (50-ish no. of units), the psf is going to soar rocket high due to the supply. I would guess $1700 psf onwards for the 1br. Guess would be at most 2-3 stacks with the 1br. I also dont like if its going to be the same MSCP parking same as SUO which really cheapens the product. Most likely to base this case as it is common to use it to tuck the expressway. Poor thing for those units looking into the MSCP like a HDB development.

Some more the North facing is PIE. Some lower floor units will be facing the mscp. Unless all units build above mscp.

If they are really going to build a mcsp, I’m guessing some blocks and stacks will be build on top of it

I understand there’s a pool on top of the MCSP. I can not verify it though. Any agents ?



There are a lot of concepts taken from SUO

For Penrose it’s slightly different, cos it’s beside PIE, that’s the MSCP acts as a buffer between the blocks and the road noise I guess. See those condos near MRT, they hve MSCP beside the real way track too.

Brownstone mscp still OK because it is EC. And that the mrt track is on the east side. So no unit face the mscp. Penrose sure have some units face mscp.

But there is a successful condo with mscp case. Gem residences, huat ah.
