Ismail very smart one la. He knows that there is no point telling you it's 13xx psf. He will give you $1750 psf and tell you any price lower than that is a Bonus.

Of cos.. they quote u low low so u will go to them ma.. but when the official price is out, all dissapointed and walkaway.. we would rather prepare you for higher price, so when the price is release , it will be within your expectations.. Impossible to get 13xx.. cos the estimated break even price is $1264psf.. developer is businessman, not charity organisation.. their main goal is to make money.. probably average 16xx psf sounds more realistic..

:s13: gotta love developers

A large proportion of units now come with household shelter. I do believe that the psf should be slightly lower due to the larger unit sizes.

Nonetheless over the past 2 years, the developers have successfully made buyers think that 1,600psf is "cheap" for aljunied/geylang, so I highly approve the developers launching much higher and making good profits. Huat to developer.

Interesting enough, took a GRAB today, I saw a decal with Eight Riversuite parking, I asked him, “hi uncle, u stay eight riversuites?” He replied “yes bought about 5 years ago 1.3m 3 bedroom best investment” the word best investment actually caught me, I did a check and reckon he bought ard 13xxpsf, quite a steal compared to current market, asked if he would sell he said no. He also said that property market in Singapore is very resilient even in current climate where a lot are saying that the worst would come.

And he is only doing GRAB part time to supplement income. He is a PRC turned Singaporean.

Well, just to let you know, the recent transactions for 3-bedders at eight-riversuites are still around that level.

What does this tell you? very cheap new launches huh

took a look at the transactions, must say u are right. 14xxpsf for the last three bedder transacted, maybe some other issues? But I thought eight riversuite is a good buy. Mmm.. ok maybe I may be wrong.

No problem. Next time please do some checks before posting. (lost count of how many times ive correct you:s22:)

I'm actually not sure what are the 3-bedder sizes and assumed that they are the ones around 1000sqft and the prices for those are still 13XXpsf or less.

I'm agree with you that eight riversuite is a good buy and this applies to hundreds of other resale condos. But ...sinkies only willing to pay top prices for new launches...

My guess:

- Neighbourhood surrounded by old HDBs (Boon Keng & Geylang Bahru), but this will likely improve with the new upcoming BTOs
- High density development that is poorly maintained, even though it is just 4 years old
- Ramesh

That is the sole reason I don’t uds too, and that’s why I agree w u eight riversuites is a good buy. It’s the same why would Penrose launch 16xxpsf if resale Sims Urban Oasis is already at 16xxpsf. New vs Resale there should be a price premium.
