Me and my wife drove into the beauty world shopping mall carpark and she ask me why the mall look so run down. We decided to get out of the carpark and proceed back home.

Traffic was quite busy also. It’s a Long ride tbh.
Of coz one can argue beauty world hasn’t gone through the “transformation” yet and thus not a fair assessment.

U don’t take my words wholesale, go and experience it yourself.
Maybe u may like it and don’t mind paying 2kpsf for that location :D

Haha not too long back I went Udders there maybe that’s why after ice cream I thought not so bad. But 2k psf I would have bought PPR or the M alr

I also have the same question. When I went to view resale condo with my parents; they say pool view nice. We viewed a unit at pool level. The agent told us that “you can see them, they can’t see you”. Uhh ok, I don’t want to see or hear splashing kids or adults sun tanning, no such interest. Then the water reflects the sun rays also, if you stay close enough to the pool. Ok I sound damn aunty here

I prefer a view facing landed house.

Edit: view facing school can be quite noisy ah. I have experienced this, with different schools. Can get awoken by the bells / announcements / kids dragging chairs. So it really depends on what people can stomach

Inward facing in Penrose case is because it would block away PIE noise. I also prefer landed facing or sea view facing.

For beauty world, I only drive there once yesterday and that’s it :D

I did the same thing for M and Kopar :(

Not even trying for Penrose now

I can accept bikini babes suntanning no problem :s13::s13:

The reflection of sun rays i think you stay high enough should be able to avoid.

Agree on your point on the noise of the school. I stay before Marine Crescent directly behind Tao Nan School. 20m away from my kitchen window is the classroom window liao. Everyday mon-fri kpkb can hear very well including the national anthem & all. But unless you stay at the kitchen for 24/7, can be easily ignored. Will take your point into consideration thanks! :s12:

Good point on the sun rays. But pool view + high floor = premium.

Haha. Ya but I’ve already grown to live with sounds from schools. Anyway it’s nothing toxic and there are worse noises / things to deal with. But some people really hate kids la...

Those probably should avoid the units near the child care or any developments with child cares hoho

If u stay high floor (maybe above 20floor) even if it’s beside a school I thought you would not be able to hear the noises from the kids? Don’t think the noise decibels is that loud right?

Yeah lo, I personally would have entered the M if not for....

till today I still have to convince myself the downside of the development that is the quality of the finishing. But based on a poll ytd, finishing doesn’t seem all that impt.

Affordable quantum, non obscene psf during launch, good location in D7, 35 stories grade A offices at Shaw tower, walkable to Suntec and Bugis ... quote me any project in D7 that has a quantum of less than 1 mil for such new launches.

Too bad, I can’t buy, names all used up Liao.
TDSR also hit over the roof even I want to show fund to get 40% loan.

Guess doggie’s sense of smell more sensitive than piggy.
For me I smell nothing :D

Haha I think he referring to the back alley of those steam boat restaurants at TQL street, that would likely clear up. A friend of mine 26yo bought a 2 bed 1 bath there at The M on launch day. Lucky her. Presently staying at Tampines.

The M though a lot of buyers are relatively young below 40s from what I observe.

I currently stay approx 15-16 floor in Punggol. I can hear the Primary School ~300m in front of me play Beethoven school sound every morning. Afternoon, I can hear a truck reversing ~400m away at a construction site. At night, I can hear a woman quarrelling with her bf on the phone ~100m away. All very distinct sounds, i can hear the whole conversation on the quarrel.

There is a Research Article that “Traffic Noise Level Predictions for Buildings With Windows Opened For Natural Ventilation In Urban Environments” that Ambient Noise level drops exponentially from 1st floor to 15th floor, while insignificant difference is observed from 15th floor to 50th floor.

So because of my lower ambient noise at higher floor levels, any sudden noise created will be very notable, as compared to being on the 1st floor.

I used to stay on the top floor too, 17th, pool facing. I can hear the splashing of the arms from the person who is swimming freestyle in the pool from my balcony when it's quiet at night. It is that loud.

Some people like to stay on the top floors facing outside looking at the scenery but in the dead of the night, little but distinct noises from very far down will travel up to your ears somehow. Something to think about.

Does this mean that your surroundings were rather quiet at night then, for a swimmer’s splashes to be so audible :O

Yeah, my old place used to be very quiet at night. Because the splashes were kinda rhythmic, I can't say it really bothered me that much, after awhile you kinda don't notice it anymore. The pool also shuts at 10pm so...

But for PR, the stacks facing the expressway, it could be all throughout the night. I would imagine it to be quite bad around 12-2am where everywhere else will be quiet.

But the good thing is nobody views houses at 12-2am! Still got chance! 😆

I thought If above 20 floor u cannot hear anything from road noise, speaking from experience. Didn’t know that it can still be heard at 15 floor high..
