Quite some units sold for PTH recently. I saw that some of the 3 bedder transacted at around 22-23 for the most cui stack but that is close to the break even price at 2248 according to edgeprop. Not bad la.

this development pricing is quite ok on hindsight.
when they launched, it seemed expensive.. until jden and watten house came along.

Indeed, its bordering to CCR, (and also OCR) while for the project as a whole, the landscaping quite aplenty, unlike maybe GD (comparing both since the launch dates were rather close at that point in time). But truth is 23xx can also get you GD with the worst facing too. I guess people will go PTH probably mainly for the pri sch.

The oldest trick in the developers playbook. Increase price pre CNY, then CNY give "special CNY discount". End up you buy at the original price but think you got a good offer.

Another trick in the book is those large number discounts, like this 100+K one, just for the largest highest floor unit(eg penthouse) , rest of the lower floors is the usual CNY trickery.
