Oh no la, can see my reasoning below. At current new launch prices i leaning more towards resale OCR 3 BR…
Yea that's actually a very good option. Take your time to source around Nad hopefully you uncover a gem. My experience with resale was not too good, or perhaps I was too impatient to slowly wait for the right seller to pop up

Oh you mean unable to find suitable unit? Yes the resale market is way more difficult in a way than new launch for investment… been looking for awhile

Was terribly hard to deal with sellers. Many listings were baits. Either that or seller agents took their time to respond (or not respond at all) for listings with more reasonable prices... It's the process that was super frustrating.

Thats why most buyers prefer to buy new launch :)

It's not wrong not to have MRT. But it looks wrong when every launches recently have it but Pinetree don't.

Then like dat different criteria liao…..not landscaping liao.

CDL projects also alot very profitable projects too.

Only FEO is well known to launch at future cut throat prices……the rest is generally OK
Profit is most impt.

Landscaping then kent ridge one also good :s22: Live in forest sua. Forest city in Jb also can if landscaping is top priority. Maintenance on the other hand……….

It's not wrong not to have MRT. But it looks wrong when every launches recently have it but Pinetree don't.
They are always buyers who do not need to have MRT or are happy to take bus/MRT or drives.

it is not too inconvenient to take a bus from Holland Village.

The reason why Pinetree didn’t sell well is because the pricing is too close to Reserve Residences which is integrated. If the prices are lower, then imo this project would move.

Not having MRT nearby is not a concern,
Not having 1 to 1 parking is a huge concern.

Not having 1 to 1 parking, with no nearby MRT, is probably its death knell. I really dunno what uol was thinking....

PTR also has space that’s too big and not optimally used. For example, 2b1b for 700sqft? Hehe..some projects could have easily included an additional toilet and study for a more efficient layout.

I havent been keeping up with latest regulations. I thought only devt near MRT can reduce the number of car lots?
Pay extra iirc in certain circumstances for more parking eg. Near mrt, certain special zones. Not sure why this one lacks more parking tbh
