Yesterday I was at the showflat and I asked agent about the 560sqft units in stack 99 since its left out of the indicative pricing. Agent did not want to answer and just directed me back to the 1bedders and 2+1 with balcony. Is it coz its all reserved by developer and not even for sale?
Yes likely.

Just went to showflat, wah people mountain people sea. My personal prediction is $25xx psf starting for all 1-5 bedder, then average is $2650 average

The $2305 psf is for Creek collection with $3mil quantum, can't take this as real indicative starting price.

I personally feel Reserve is above average, but they may raise the indicative price up on balloting day as response quite good

So far I think 40-50 units being Reserved by VVIP priority, who are ex buyers who bought $8mil of property or 3 units from FEO before, and we have not even reached stage of vvip for bulk family purchase and agents yet


May I get your comment on the finishing etc? :giggle:

Actually all of the layouts are very nice. WOHA architects are nothing to scoff at.
I was initially skeptical at those 560sqft units. But there is no wasted space and the bedrooms are good size.

From what I know...

West sun.
Road noise.
Odd layout.
Small kitchen.
Less than stellar performances of integrated projects.

So what's good about the Reserve? Design? Finishing? Convenience?

Anyone knows the maintenance costs?

Actually all of the layouts are very nice. WOHA architects are nothing to scoff at.
I was initially skeptical at those 560sqft units. But there is no wasted space and the bedrooms are good size.
I saw the three bedder and was stunned by the layout also....

It was very rush like only 1-2min per showflat so I couldn't see much, initial observation was white goods all SMEG and floor is porcelain tiles, so non marble. Overall layout was decent but of course not as good as LIV@MB

I also noticed developer is quite smart used the 1 and 2 bedder to shield the noise from PIE and launch them at $24xx. These stacks have no BT hill view or pool view, more of a sound absorber to cushion the noise similar to services residence block.

Frankly I find the experience too rushed, people were using timer to countdown so didnt enjoy experience. Only good thing is the welcome door gifts, go see get free gifts ok lah

Maintenance also slightly higher than average, a 1100 sf is probably $500 with 9% gst

Isn’t the two and one bedroom units on the opposite side ? How do they shield against the PIE?
Marble will be used in the luxury units ..

If I remember correctly 1 bedder stack facing Pei Hwa and the new BT CC, it will shield the PIE and the upcoming construction of new community club. I didn't get the chance to review all the stacks, I only recall some 1 and 2 bedder stack are strategically placed for a reason

Better to get inner pool facing stacks, most of the BT hill stacks has west sun, so it's view vs west sun.

The 4 bedder layout 1561sqft is also super nice. I haven't seen the show flat but can tell it should be well lit all around. Good size bedrooms, no wasted space, adequate AC ledge and balcony and still fit in a big helper room plus a study plus as house hold shelter.

That will cost the same as a small landed terrace house 🏡 😅

I am admiring the design done by the architects hired given the location and other constraints laid out by FEO. Far east not gonna sell cheap. I am shocked the flooring is gonna be tiles though. The Developer really skimp on these? Even for the premium units?

Premium units are marble. Smaller units all porcelain. Toilet bowl TOTO

Upper Bukit Timah Road is super noisy and busy too, congestion is bad. I'd be more afraid of that than the construction from the CC. The side of the road further from RR is the slip road to the highway as well.

Door gifts sound cool! Hopefully they will still have them next week
