As usual, Far East is never cheap, not much capital gains left on the table for buyers imho
The more profitable one is Watertown. But compare to its nearby counterparts like a treasure trove and Parc centros, and other nearby condos in D19, it is not the best in terms of annualised gain. Again, is integrated development always the most profitable in the same area with other condo? The answer is no.Were there any Far East projects that outperformed it's cohort/peers in terms of capital appreciation ?
I can't think of any. Most seem to underperform.
Silversea, Tennery, Rivertrees, Euhabitat etc
That was market pricing based on 2021 prices. Today’s range will be 2500 to 2800psf.Tender submission article, estimated/expected launch price was '$2,300 to $2,500 psf.'
Expected does not take into account the greed factor, or that the management may change pricing in reaction to recent launches / developments..Tender submission article, estimated/expected launch price was '$2,300 to $2,500 psf.'

Unfortunately, a good balance of everything never comes cheapI think this project has a good balance of everything - proximity to good primary schools, amenities, transport, nature etc. but yea the road noise and the price really is a turn off. Hoping that they launch at a reasonable price so I can at least even consider putting down a cheque as I really like this area![]()
Boss… how come you like full time analyst on property. Are you a professional in this field? LolUnfortunately, a good balance of everything never comes cheap.
There is another upcoming launch that has everything - Watten en-bloc redevelopment by UOL.
The lowest psfs units will be mostly or fully taken up by the VVIP sales. I think those low floor units in the PPIE-facing stacks could be a good buy as the PIE noise will be largely blocked by the service residences yet the units got a 'PIE-facing' discount.
Trust me, when I see pple talk, I know who knows a lot and who knows nothing,Boss… how come you like full time analyst on property. Are you a professional in this field? Lol
Bro, the service apartments are at a corner, how will they block the PIE which stretches across the entire lenght of the Creekside aka PIE facing units?Unfortunately, a good balance of everything never comes cheap.

PIE has a noise wall, and i believe there must be a parameter wall around Reserve Residences Common Area Facilities level. It has to do with how sound travels. It is a bit complex and there is no guarantee that I could be right. Have a look at this article which explain how noise travels.Bro, the service apartments are at a corner, how will they block the PIE which stretches across the entire lenght of the Creekside aka PIE facing units?
