I think this project has a good balance of everything - proximity to good primary schools, amenities, transport, nature etc. but yea the road noise and the price really is a turn off. Hoping that they launch at a reasonable price so I can at least even consider putting down a cheque as I really like this area

Interesting for them to choose the largest 2 bedroom unit design as the showflat - 743 sq feet, and the only style that has windows in the toilets - all other designs don't have windows in their toilets..

Wow both wc get window. Miracle. . Very rare for small unit. You can't find in other developers project.

Why big units are at corner, easier to get window than those smaller units stuff in between.
Wiil this project building by slip form method or to save cost.

Lot of FEO projects get less window. Always attach to adjoining units on one side. Plus FEO using office type window.. Not my cup of tea, BTW, I can't afford haha.

me too, the main cons to me are:
1. definitely price
2. flanked by main roads
3. long holding time due to the complexity of the project, sure will take very long to build

Yes I know, I said in other thread for blossom, the price will increase 200 psf and this one is either cui unit or only the vvip will be able to buy

Am looking for 2 b + study. Was very keen on one North at Eden in 2021 to buy as investment, but ballot number cui, if you don't get below 100 no chance to get good unit unless you buying 4 bedroom and their 4br and 5br facing West fun if I recall correctly.

Blossoms also put for fun as I saw indicative price but then end up 2.4 to 2.5k then I lost interest, I don't like facing main road and in my view should be same price or even less than one North Eden.

Reserve residence is great location, beauty world is like queentown location, super fast go cbd and downtown line is high ses one. Area also v good, got primary school, eateries, your son/daughter can take bus or mrt to school in bukit Timah or what not etc.

Only con is the various main roads and pollution. There's a reason why Ardmore trades at a premium

So it's 12-15% off the average of 25-2600 psf?

Don't add another xx % discount to the indicative, its misleading
Add another 5%-15% to the indicative price of the bedroom type you want if you wish to get an unit there

I am looking at 1bdr or max 2b1b but not sure if I can still enter due to quantum limitations. Reason why I like RR is really the location, especially so if you lived in that area before. From BW station to Orchard/CBD really quite fast. I must say I was abit disappointed when I saw FEO won the bid. Even though the development looks fancy, I will prefer it if it doesnt come with bells and whistles as I am purely into the location. Nonetheless will probably just submit cheque and see what happens. Mostly likely will have to move on and see if H2 has better deals. All the best to you!
