I’ve a tough time trying to understand the data, all truncated lol
my guess is PSF range, price range based on 2 Bedroom example

5 Bedroom
PSF $2,500-$3,050
price $4.85m-$7.60m

those bought their 1 bedder at below 2.4k psf huat ah

Very practical points
This isn’t a serene quiet place.. so go in with your eyes and more importantly ears open
Entry and selling are ignoring the key reasons for its popularity is beyond its integrated status..
it’s about schools and if parents can register a toilet here for the school at 3000 psf there will be takers.
you can almost imagine a trail of kids walking over to Pei Hwa every morning across the new overhead bridge

as for exclusive status- well the HDB upgrades may feel they are part of the noveau rich with this but make no mistake- this isn’t a luxury condo ..
the interesting thing is making new to condo residents understand things like delivery hours, renovation window periods and noise control.
this has the potential to get as crowded than say pinnacles or Dawson

Don't know much about the the fengshui stuff but the rest of the points should pretty much be common sense.

However consumers just seems happy enough to buy new and assume they can dump it on someone else at 200-300psf up in 5 years or less.

Otherwise, not sure why they want to own stay in this place when there are much better areas / developments to be.

Anyway, to each their own. Sales are great!

Yes. Agreed the only con is the noise and it's location near very busy roads, something that will get worse

Haha if buy 2 years ago at 2k psf, maybe 2.3k psf exit is possible now.

Now buy at 2.4k to exit at 2.7k+? Much harder tbh.

Well never say never. Compared to HK and Shanghai, our PSF is still considered peanuts. Coupled with LKY's legacy of promising the sky for home values in order to stay in power, I only see prices going up up and away.. 4k psf FTW. :ROFLMAO:

RR is suited for folks looking for tons of amenities, good food and transport connectivity. The upcoming Bukit Timah community building is a major advantage with integrated market and hawker centre coupled with sports facilities, library and elder care places all accessible by crossing the connected bridge. This even outshines Jurong East Central and Paya Lebar Central in my opinion. Having two top tier primary schools within 1km and having the Bukit Timah name is a bonus.

Once the whole area is developed, there will be at least 7 shopping malls there (BTP, Reserve, Linq, Bukit Sembawang project, Beauty World, BTSC, KAP) within a 5 to 7 minute walking distance. As for how the traffic will be a factor in future valuation, only time will tell. Just my two cents.

Really? I thought HK condos around 3k psf to 3.5k psf for ocr? Just that their lease is 49 years

Must also compared to local wages, think the rich earn more in HK (i.e. Same rank as me earn more in HK)

Alot of people buy new can don't see don't hear anything, just see launch psf and concentrate on the returns $$$ in 5 years.

But when want to sell, if what the lady said is true, noise, human jam, bus terminals blah blah, then maybe abit trickier. See the TWR car jam issue, also don't know fixed already or not.

Anyway, owners bought with eyes wide open.

There is a prime example that people go to extreme length to trash a property they don’t like, by pointing only the negative points in one post.

Feng shui is pure nonsense. if you are looking for serenity, you won’t even want to buy an integrated development. As for cap appreciation, she didn’t point out such developments usually command a higher premium due to the connectivity and convenience.

Actually u can say this for the D15 condos too

Imagine u enter at the avg psf for TC (27xx psf) and TG (24xx psf) - which means u need to exit at 30xx and 27xx respectively to make a decent profit?

Plus alot of these units are <1000 psf... quite small.. the returns are not great
