Looks like they can pang kang liao. Good development that was priced to sell(for most buyers) can early early pack up and outpro.

Purely for discussion, maybe rather than stage prices slowly, they price to sell fast, so can Build early and start collecting money early to bring down their exposure to high interest rates, maybe that was their pricing strategy considering the high interest rate environment? Any thoughts?
My hub raised a similar point re the interest rate..

The interesting question would be when exactly does the next 10% payment trigger. Would it be when they do the foundation work for the mall area or when they start work on the residential area itself.

think it should be the foundation work completion like other developments.
mall and residential areas share the same foundation work.
however, it will probably take sometime to start the residential area as they have to complete the basic structures of the mall, and bus interchange. carpark first (first couple of levels), before starting work on residential area

So which unit type did you buy ? West sun or north facing?

I think the 3-4 premium bedroom units are all that's left.. and those are $$$
like all other new launch, 4 bedder take longer to sell as people normally need to sell their current property to buy a 4 bedder. and if they sell now, they would need to rent for 5 years. few would take that option.

as it nears TOP then it will gradually be bought.

above scenario does not apply to wealthy singaporeans, of course

The Amber Park 5 bedder also took super long to sell, think still saw some being sold early this year, so near to 4 years

Yes that makes sense. I think one suitable approach would be for 4 bedder new launch buyers to sell their existing property with a 2 year leaseback.

In that case, it would make sense for 4 or 5 bedders to only start being sold about 2 yrs before TOP. Buyers would only need to rent for two years.

The Amber Park 5 bedder also took super long to sell, think still saw some being sold early this year, so near to 4 years

Not sure if it's different for integrated developments. It's been 1.5 years since CHP launched, and development is 13+% completed, but no call for the next 10% payment yet. Could differ by developer also i guess...

Another one bedroom bounced... now it's at 12% discount... fast hand fast leg, call your agent...
