Has anyone in this group purchased the west-facing blocks? If so, I'm curious to know if you have any concerns regarding heat in that specific orientation. Are there any measures being taken to mitigate heat-related issues?

Furthermore, I noticed that the west-facing blocks are in close proximity to a BBQ pit. I'm wondering if anyone can provide insight into whether the noise and smell from the BBQ pit would be tolerable for residents in that area.

Why not ask or check after you’ve moved in.
no one knows how hot it will be ..or how noisy

For West facing, there are ways to mitigate like solar film or ziptrak. And I don’t think is sunny 365 days sun a year though global warming is real. Sun will move to north or south depending on the year as well.

Well the way to combat road noise would be to have a kick-ass Home Theatre system boasting a minimum of 11 speakers and 2 subwoofers (7.4.2) blasting Metallica all day long

yup full height good quality blackout curtains plus good quality solar film

wun cost you a bomb but make a huge difference

Some condos do not allow the installation of solar films as it will affect the overall facade especially if the tinting is very dark. Having lived in a partial west facing unit for the past 21 yrs, the reality is that your air-conditioning will become your very good friend. If you can afford to stay condo, I'm sure you can afford to turn on your air-con lah... If not, stick to HDB and live within one's means.

Just proposing ideas only, since buyers concerned on west sun yet want BT hill view, non stick static solar film from taobao is the best resolution

Nowadays tech very advance, internal is tinted but external is clear colour so won't have mcst issues

Well the facade is black, but one piece of dark tint will be very outstanding in a large block..
And in condo living, you will definitely have the law abiding who is a stickler for rules that will report it...
