Actually it applies to across most projects from ec to condos.. cause 5years ago, price still considered low... for example, highpark is private condo, launch at 9xx psf just 3years ago, the valuation for it now is at least 11xxpsf , easily 20%... if only ec privatised can carch up with condo pricing, then it will be easily 40% increase... strange behaviour though... if i am buying from resales market, i will get the resales ec... more worth it...
have to agree with you. if the EC now is $8xx+ and the PC is 11xx+ now, prices should increase 5 years later for both. even if prices for EC is not on the same lvl as PC 5 years later, there should still be a reasonable increase in price for the EC.
and when both projects are similar, eligible candidates would likely go for the more affordable option which makes the EC more attractive.

Yes people will buy a resale ec rather than a resale pc with the same area. That is confirmed.
But what about resale ec vs new ec?
That will be tough to decide. Current news seems to suggest resale ec (eg prive) is better (eg rivercove).

after rivercove then not many ECs to be launched in NE Singapore already right...
If HPR median psf is $850 and it was sold out within a day, it only means that the team of employees in hoi hup who set the price miscalculated. So if you are the head of that team for HPR, what psf will you have in mind?
And since rivercove has a poorer location, what psf will you suggest for it?
To counter the bto example, how do you explain for Parc botannia then?
3 bedroom is the minimum... Psf range from 830 to 880.
