I am not exactly comparing bto vs ec or condo. Rather, i am comparing locations... to be fair, i take 4room bto locations and see the take up rate across bto projects and it seems east sengkang is not as popular as the rest... not to be offensive to east sengkang residents, actually i quite like the seletar mall area so i am surprised myself...

Could be like what flashover stated, spoilt for choice and hence seletar mall area seems poorer. The positive sales recently are due to the fear-of-losing-out mindset.

Sembawang, Yishun, Woodlands or Sengkang that is basically the only EC locations left. For those buyers who dont fancy staying in the far north would rather get NE. And punggol is out of units so left only sengkang.

Quite a few developers cease the sale of the remaining units of condo too .
Capitaland did it.
They all anticipate higher pricing in 2018, which is in 3 days time .

Good luck to those who think they can be choosy , lower psf or bargain

Parc botannia sold 230 units out of 250 units released on first weekend. If developer dares to reserve the other two thirds units, you can say they are confident with the sale outlook.

Punggol has units ah, plentiful. And an upcomig ec too

The jam in the morning can be quite bad along the two lane Sengkang East Avenue..

Public transport is a distance away. LRT is far unlike PB/The Vales. Doesn't look like there'll be a bus service coming in to anchorvale lane.

PCN is doorstep. Might have a side gate to it.

Buy if you can afford and work in the NE area lor..

If buy to invest or have higher capital appreciation, wait for above Buangkok MRT site?

If Parc botannia is 1270psf, the site beside buangkok mrt might be 1400psf. 850psf for RC is like so cheap again.

Really need to sell how much people willing to pay... northpoint and tpy jem condo both so good locations and selling at 1400psf only and not yet sold out.... parc botannia is 1270 psf but still have 400 units more to sell ? They really need the whole market to go up before they get sold out...

Was at Jalan Kayu prata. Highland Park is almost completed. Looks good from far.

There are not many better units around left.

My take is buy what you can afford and when you need it. As for upgraders, it seems to be a good chance if bought it at launch price.

Nearby PSF around $1100 plus minus, if at $850 why not. Chances are higher that prices will be going up rather then coming down.

If Government temporary halt launching EC in Seng Kang and Punggol after Suman Walk 2019, then the buyers will be consider last batch at a okay price, not really low but still affordable if do not stretch own limits.

If after Suman Walk EC, the Government still introduce EC at Punggol Seng Kang, what will the price be? I bet it will not be lower then $850.

Chances are very very low if buyers still waiting for prices to drop, like some waiting for market to crash.

Well, market will not crash as there's more then enough support out there compared to the previous crash. The market is slow due to market corrections. It's about time to recover.

The only crash will be a war.

If you fancy Rivercove project and it's within your budget ( remember must stay 5 years MOP ), the location you okay with it, can just go ahead. If worried about 10 years later cannot sell due to too many EC, well that's 10 years later, things may change.

Let's look at the present.

Let's look at the present.

The ec owners no need to be worried that their ec cannot sell after MOP. The pc owners in that region should be the one worried.
