It’s a fact that price is high, but still affordable because of all the grants for EC and river cove is their only choice left in that area.
Buyer bought because bo bian. Want to use grant have to buy this..

.. Strange thing is PARC life got many unsold units compare to rivercove.. Only buy EC if you are prepared to live in it for rest of your life.
Chance of making profit when selling or renting out is very small.
When MOP reached, many people in the condo will be selling, not just you. And how many people want to buy resale EC?
Till date, all ec made money unless buyer bought it at higher price compared to neighbors.

Like any property, the prices and saleability depends on many factors - location, age, condition, amenities, facilities, transport, etc. EC is just the category of housing, but it wont matter as much to the buyer as the factors listed above.
Ok, assuming EC is just a category (which in reality people don’t think so) which EC got the above factors u mention? Bishan loft and Nuovo maybe?
Im not saying any EC has all the factors. Im saying those factors determine the price/value for the buyer. There are buyers who can't afford to buy those properties that have everything on their checklist, so they just buy whatever they afford but still an upgrade from their HDB.
For example look at tampines avenue 10. There are so many condo properties along that stretch and Gov just recently released a land there for an EC. That location is quite remote and far from any amenities but yet the condos sold pretty well. When the new EC is launch...many people will snap it up too cos it has a lower entry price point than private projects and you can sell at market prices next time.

There is no such thing as bo bian when buying properties other than hdb. If you just want a roof, hdb is enough.
But some people die die want to stay condo. They think buy ec automatically propels them to top 20%.

Make money is relative. Unless one doesn’t buy a replacement property.
Also that is assuming the buyer can sell in the first place. We don’t count paper gains. Like that everyone in Singapore also made money.
Someone here doesn’t know most recent EC buyers are already in quite good paper gain .
The real gain in a few years time esp if they downgrade to HDB flats later.
