Really? Cos someone said to me before if i already have a queue number, i need to go for the unit selection before you can apply for bto again. If this is true, i have to miss august’s bto and go for november... 😭 really hoping that i get the unit i want for may’s sbf at punggol

You can apply Aug BTO/ ROF. But if you choose not to select any unit @ May SBF , considered one first-timer chance gone. And no guarantee Aug BTO/ROF will get a nicer number.

Just to gather perspective , what is the value prospect 5-10 years from now for dawson site a and b? 3-10mins walk to mrt. But premium price.

i predict not much but more for 4 room and 5 room. these new project 3 rooms here are small and oversupply. even this round the application is not by that much oversubscribed.
you are right about the premium is already priced in, for the price you can upgrade by 1 room elsewhere which may be comparable in location. amenities in queenstown are old and rundown, without any announcement on redevelopment. best example is the queenstown library and swimming complex that is there for decades and not upgraded.

skyparc at dawson looks really far from the mrt? anyone have any idea how long? Seems like don't have many busses there also

In the short term (5 years), as lovemyself123 has mentioned, there is no significant development announced in the area, so it's highly unlikely that the demand for houses in the area will have much changes.

Because of that, prices in Queenstown won't go up as much as other actively developing areas. So if you are buying with the hopes of seeing the price of your property skyrocket, there are better areas elsewhere to put your money into.

Dawson site A and B is way too overpriced imo. You pay so much more for a smaller house. Being a 10-min walk to the MRT should not command that kind of premium.

walkable .. like less than 10mins fr mrt .. for me i dun feel the need to take bus but could be subjective .. perks i feel for skyparc is being in a more quiet corner & site, close to the shops in skyville and dawson place ..

Wow, lucky you. Which are your preferred units? Toa Payoh Rise or Bidadari?

Haha! Really good luck. First timer here. Aiming for Tpy Rise but unsure if I should be considering Bidadari. Possibly will not make it for Tpy rise with this number. What about you?

haha aiming for TPY Rise as well.. but im out of the 120+ number at 200 plus..

Was hoping but dunno if people will give up haha...

But one thing to note is the current view of TPY rise will be partially blocked by another upcoming blocks at the calacott direction

Might be helpful, my colleague mentioned the dropout rate for nov sbf was approx 1 in 3. Tpy rise was only fully taken at 7x queue.

On a second thought, Bidadari is not too bad an option too. Integrated Bus Interchange with a possibility of a cinema. Well, let’s see how this turns out. Apparently, selection is in October. Will be able to get the results really soon.
