haiz....i know...in fact i already predict gg liao...even thou this time round the odds r better than the july 55 to 1, this time de 15 to 1 also not much chance...4 yrs i still can wait( im 1973 de)...rather than get the area i dun wan n regret...:s13:

it's true also... for me i just wanna shift to a new environment asap as 4 yrs are a very long long wait and i m sick of my current location cos i had been staying for more than 33yrs liao :s13:

First timer waiting for bto punggol

Hi.. applied with my bf for punggol 5 room bto for sept! Aiming for waterway view instead of matilda. Any idea which is more popular? He is 22 and i am 20, so he's the owner and i am just the co-occupant because i am not 21 yet.
Like that if get queue number get grant have to start to pay downpayment etc i cannot use my CPF until i reach 21 years old?:s22::(

Any first timers here applying for punggol 5 room too? I am not using any pps scheme so my chance should be x2 only.. until now havent receive letter yet.

1st appointment - Select Unit, process HLE and HDB will decide whether you are entitled to the grant. In additon, pay 2k in cash as option fee (kinda like reserve the unit).

2nd appointment - You would have gotten the grant credited into your respective CPF Ordinary Acct (if applicable). Downpay 5% of the purchase price of the flat under the Staggered Downpayment scheme. Here comes the problem. How much do both of you have in your respective Ordinary Accounts and have you checked whether the grant is enough to cover the 5%?

Take note that in order to be eligible for AHG(SHG does not apply in this case since u're taking 5rm), one of the applicants(Not occupier) has to be in continuous employment for the past 12 months prior to launch.

Dont think occupier will be paying for the loan. Nt even by CPF..

But of cos you can do a switch to co-owner once u hit the age..

i guessing you posting this cos you wanna leverage on the grant for downpayment.

you may have AHG provided you fits all the condition.

you will not get SHG as you are applying 5room.

since you are first timer and below 30 yr old. your can do staggered downpayment

let say a standard 5rm is ard 400k, 5% is ard 20K. your still have stamp fee and etc. that ard maybe 7-9k est. so est total is near 30K.

by the time you signing your lease your hubby/bf need to have 30K cpf ready (plus the grant) else you 2 need to use cash to pay first.

No disrespect to her, but i think its sucidal. Personally to me, although i have been working for the past 4 yrs plus and have enough CPF (up to this point) to make the full 10% payment, i wont consider 5 room.

I reckon 5 rooms are for the higher income earners, which combined income could be around 8 - 10k per se. Im exposed to a job where i have seen many customers still paying their loans even when they are past 55, and believe me, out of 10 homeowners, 8 are easily struggling. You should calculate in a way that you will finish your loan by 55. In fact, if your housing loan can end by 45, its way better.

Ya, seen similar case from my colleague(23 years old)..She just paid 2k option fees, try luck with AHG since nt yet 1 full year of employment. fiance havent grad yet, applied for 5rm sobf. I told her my views but seems like the guy is anxious(I think 25 only). She say if cannot get AHG, will be giving up. I was like, wah 2k like $2..

Anyway, did a rough calculation based on current pay package. Can finish the loan by 55 max, might beable to do a by 50 also. By the time i get the flat, i would be 35 btw.

Wow, pay 2k and don't mind forfeiting if don't get the grant? Wow, just very WOW. I don't earn so much, and its very hard to save 2k. Most likely, the 2k doesn't come from themselves, most likely they seek help elsewhere for that 2k loan.

How much loan will u be taking? I calculated mine though, max 290k or below, and i fall under the 30 yr loan scheme.
