Wow, pay 2k and don't mind forfeiting if don't get the grant? Wow, just very WOW. I don't earn so much, and its very hard to save 2k. Most likely, the 2k doesn't come from themselves, most likely they seek help elsewhere for that 2k loan.

How much loan will u be taking? I calculated mine though, max 290k or below, and i fall under the 30 yr loan scheme.

Precisely..If they have 2k to burn, cant comment much also..Key point to me is after burning the 2k, they would only be left with 1 chance..

I would need about 170-180k loan by the time the flat is completed(Estimated about 1st half 2016). So would go ahead with a 25 years loan first before partial capital repayment few years down the road before reducing the total loan period by 5-10 years..

I'm eligible for a 30 years 365k loan now based on my current hle. Got my flat from May 2013 launch thou.

Yeah, so i would rather dont burn 2k and still retain my accumulated chances.

Wow, 180k loan is good. We are looking at a low monthly installment. Unfortunately, i got my unit before the whole hoo haa about housing prices, so my unit is pretty expensive so as to speak. Same here, im also eligible for the same loan quantum and tenure as you.

Well for starters, we might want to voluntary contribute to our CPFs every month and earn 2.5% int.

If rich,of course no problem. Downpay for entire yatcht also can. But for the average and for those who has to be financially prudent due to personal reasons, then should reduce cash outlay.

Forgot to mention..

And the best part about my colleague's case mention earlier on, the flat should be ready by 1st half or 3q next year.. :s22:

all we can do is to give some advise we encounter before, we feel there is better option, etc. it really up to them to decide.

Where got 2 years??

Her O/A would probably be wipe out for the stamp fees etc etc..Just below 400k unit i think..

If next year Nov take keys means 1 year and the guy haven grad yet..Of cos they can push back the taking possession date..

Haven add in reno and stuff..

Hi.. applied with my bf for punggol 5 room bto for sept! Aiming for waterway view instead of matilda. Any idea which is more popular? He is 22 and i am 20, so he's the owner and i am just the co-occupant because i am not 21 yet.
Like that if get queue number get grant have to start to pay downpayment etc i cannot use my CPF until i reach 21 years old?:s22::(

Any first timers here applying for punggol 5 room too? I am not using any pps scheme so my chance should be x2 only.. until now havent receive letter yet.

Both you and your bf working already? If got enough CPF to cover at least 5% plus grant.. then ok lor..

Need to work out the mortgage loan repayment vs your combined income too. If CPF OA contribution ain't enough, need to pay the difference using cash.

Don't mean to be a wet blanket, but prudent financial planning when buying a ppty goes a long way.

Good luck! :)

I also applied for Punggol Waterway 4rm flat. I'm abit confused with the max loan thing. Does it mean HDB won't do a 100% loan after deducting grant and downpayment?

Depends on your HLE which in turn depends on your age, combined salary etc etc..

From July 2013 launches onwards, max loan of 25 years but hey, you're eligible for the revised shg on top of AHG..Which of cos is subjected to you meeting the requirement and their approval..

yes. depend on which loan you taking, hdb or bank.

http://www.hdb.gov.sg/fi10/fi10321p.nsf/w/BuyingNewFlatDownpaymentnewflat?OpenDocument

for hdb, you need to do 10% downpayment and the remaining one you can take loan. but like Gixxerfied mention, it depends on HLE

for Bank, it is max 80%. you can read from the links i posted above.
