psf wise almost same as sol acres but can get smaller unit not on top of carpark...slightly less than 800k...

Bro its a place where you gonna stay for at least 5-10 years and its a 700+k purchase. Not something like chicken rice you dont like just throw away you know. Pls consider carefully before you purchase. Cannot regret one. Must you only look at CCK area or have you considered other area as well? Fyi I bought the criterion in the end. The feel is much more comfortable for me to put my cheque

So only Wandervale or Sol Acres.


My first choice is Wandervale.

my ipa by dbs, cause buc for dbs more wu hua lidat...yeah i agree w sandzstormz if buy the feel muz right...feel not right muz tink twice...for me sol acres don feel like it...wandervale was ok but abit too close to the mosque so traffic could be heavy sometimes...

My qns is if the EC buying price is $800k.

IPA loan :$750k.

How abt the fall short of $50k.

This 50k will be either cash or CPF lor. If you and your wife have a total of 50k in OA then you wont need to fork out a single cent. However you can maximum loan only 80% of the property amount so its impossible to get IPA of 750k when your property is 800k. In this case maximum loan you can get is 640k so the remaining 160K must be cash or CPF

Criterion TOP December 2018. But i estimate june 2018 will be done

if the unit buying price is 800k, you can allocate up to 80% to the loan which in this case is 640k. doesn't matter if your IPA is up to 750k. the bank would only loan you up to 80% of your unit price.

the 160k (20%) would have to be paid in cash (first 5% or 40k, for booking the unit) and followed by the subsequent 120k in cash/cpf/both when u complete your S&P.

Then wat the maxi price i can purchase for EC?

The IPA does not really determine your max purchase price actually. It only mean how much the bank is willing to borrow you. You still can purchase a higher value house just that you will need to fork out more cash or CPF
