On March, I went to the site. I want to share my photos but don’t know how.

Anyway,
Blk 23 was built to abt level 33 then (all this was in March)

Blk 21 was somewhere at level 27

And Blk 25 was somewhere at level 22

Glut of condos in Queenstown?
Also no malls.
Queenstown mrt is also above ground got noise for some nearer condos.
Stirling is 500m walk to mrt, not that near.

For those reasons I am out!

That site can do almost nothing, such a small plot of land, with limited human traffic.

I don’t really agree. Although the land size is quite small, it can be developed into a 6 storey commercial building that has a GFA of 9003.6sqm. The site is surrounded with many residential buildings, so I’m pretty sure that there will be residents that will go there to get their daily necessities, especially if there’s a supermarket, etc. (but that supermarket better not be cold storage)

Most people stay in Holland also seldom go Holland village.
Most People stay in Orchard also seldom go orchard.
Most People stay in Sentosa also seldom go resort world.
People stay in Geylang also seldom go Geylang.

What make you thing you will go to your area mart Everyday?

You want get groceries would you get it at a nearby supermarket? Or travel all the way across SG to get it and then carry it back

I know ppl will get sick and tired of going to the same place. But for groceries and some daily necessities, it’s a different case. (That’s why I pointed out supermarket in my previous comment. I don’t think there will be none, right?)

SSD for Stirling 1st batch Buyers will end July 2021. Price difference for 1st batch buyers & 2020 buyers are $128k & $77k respectively.

With that starting price diff ,wonder what will be the asking price or subsale transaction for the 1st & 2020 buyers in years to come?

Any reason why margaret ville price higher than others ?

Margaret Ville was launched before the 2018 cooling measures when the property market peaked. So many bought into MV despite the higher price. MV profited 27% while QP and CT abt 24% while SR profited 13%. So the high price is not cause of the land bid but the profit margin of MV’s developer. If MV were to launch after the cooling measures at that price, do you think ppl would choose to buy into it? So it’s all abt the timing of the launch. Similar case with Twin Vew and Whistler Grand

Queens peak:
#18-01 (775sqft) sold in Dec 2019 for $1.511mil.

March 2020.
#21-01 sold for $1.284mil.
#26-01 sold for $1.314mil.
Which is similar pricing with 2016 launch price.

MCC land developer. Same dev as Alps Residences, where balance units were sold similar to launch price.
