Saw my facebook. Agent say SR is selling for SGD1.504m for Level 39-17

I checked Urbanzoom, SGD1,479,949.

Bo hua leh...

No point checking valuation for new launches coz these valuation usually take reference from previous sold similar sizes as comparison. If nothing is being fully built yet, then there is no benchmark for valuation.

just kpo since i nothing much to do at home.

Even if now increase by $200k also no use. Deduct ABSD and Resale Levy, still in deficit. So purely KPO nia.

Should also ask when the project will T.O.P. Understand that Jadescape will T.O.P by 3Q 2021. Thats really fast as it also have around 1200 units.

Jadescape entire block structures are already built even before ** started, Stirling is faster I recall passing the site.

With the delay in construction cause of **, JS won’t be built so fast. I’m guessing it will TOP at around Q2 2022

For SR, I’m guessing it would be Q4 2021 or Q1 2022 as it’s land was acquired earlier than JS’s

On March, I went to the site. I want to share my photos but don’t know how.

Anyway,
Blk 23 was built to abt level 33 then (all this was in March)

Blk 21 was somewhere at level 27

And Blk 25 was somewhere at level 22
