ya....the balcony in the living room will be facing the side of stack 31 (aircon ledge). but the views of the 3 bedrooms shd be ok...unblocked.

btw stack 27 still got 10th flr & below units.

Yah...was curious how come still so many units left. Not sure if facing aircon ledge is just a bad view or there is something inauspicious about it

depends on ur school of thought bah. in general probably some will find it a bit odd for their living room to be facing other ppl's aircon ledge. but then again, it's the only stack left with high floor units that will have the reservoir views. Signature At Yishun also no more already. u looking to get this stack ah?

It's one of the stacks I'm considering. Noticed that the bedrooms have good views but the take up rate is very slow compared to the other stacks in the same facing.

I guess different people think differently. Another way to look at this is facing air con ledge give more privacy as compared to facing opposite neighbour balcony

Thank you for updating us on the progress!

Is Signature's entrance up already? Do you have the pic? Wonder how it looks like. They did not include it in their official brochure.
Signature's signage, entrance and drive-through are up. Didn't take a photo but their fence and entrance are impressive. For a while, I was jealous. Ha. Moving forward, let's exercise appreciation over comparison. Let's appreciate what CDL has done and trust that they will deliver it well and above what we imagined. Above all, neighbourliness will make our new place a great and fun environment to be in. As someone mentioned earlier, let's be great neighbours!

I do agree Signature's exterior design looks more like private condo as compare to Criterion. Criterion entrance after all done up, should be quite nice too. At least will stand out from the older 2 ECs in Yishun. Anyway, i pick Criterion because unit layout. Good feedback from friend who got CDL's Blossom Residences EC. Hope same case for us!

Hi guys. I'm looking at either signatures or criterion. Was just wondering why is the take up rate so slow for both projects. Just worried about its valuation 10 years later when it MOP.

Bcoz not near to mrt and there's competition from 3 other ECs that are within walking distance to mrt. Reasons very obvious ah. If you looking at selling at huge appreciation after 5 or 10 yrs MOP, maybe you need to chose other projects.

It doesn't has to have a huge appreciation. Just don't be below market price. But I quite like the location becoz it's quiet and near to cte/mandai junction.

I don't think when we sell, it will drop below the price we paid.
It's still cheaper compared to the Pte Condos diagonally opposite.

I thot you already set your mind on Signature? :s11:

Good if driving, can reach SLE or BKE very fast. ;)

Ya, as said, the obvious reason is its location. The main advantage of this 2 ECs is the good view to the reservoir. However, its scenic view is not guaranteed as once the country club's lease is up ( I think maybe left with another 5 years?), gov is going to take back the land most probably for residential use. Hopefully, these land will be used to build low rise condo or else if high rise condo is built, the view for these 2 ECs will be gone. I think their value will most likely will be maintained and will not go up and down...

Appreciating to the open market psf and also accounting for inflation till MOP, I doubt it will just maintain at this value. It should go up from this current value. Just a matter of how close to the market price at that time of selling

If you refer to the estuary private condo which is sort of the landmark in Yishun, it is currently selling about the same or lower than the 2 ECs..so I think the upsize of these 2 ECs is rather limited.. That is one of the reason for its low take up rate too..

I was looking at the link provided and the psf transacted on average is between $900 to $1000. I bought criterion at $715 psf after grant. So i dont quite see your point of no upside or estuary selling below current EC price. Am i missing sth here?

Also, a fairer comparison will be Skies Miltonia which is nearer and newer.

From 2 yrs transactions records, only 1 unit is sold at very low psf. Maybe owner got financial difficulties so fire sale. For same ssize comparison, Estuary cost 20% more. So your price list of Criterion and Signature wrong lah.

Anyway dun buy EC if main purpose is investment.

went back to old house at dew spring to collect letters today and saw that criterion exterior looks almost done, very nice looking!

i feel it looks so much better than sims urban oasis which is going to top soon also.
