592 sqft is damn sad for 2 bedroom :/

Take a look at Uptown@Farrer, 538Sqft for 2 bed 2 bath.

I am not sure if the M 592Sqft is a 2 bed 1 bath or 2 bath, but it’s very possible. If you notice, the developer is exhibiting the 743 2 bed + study which is most likely for own stay.

Yeah, but the second bedroom only has a single bed with no wardrobe space and the bathroom is really small. I am surprised the balcony seems huge.

18 units of 2 bedder sold since launch and all are this 538sqft layout.. Probably most buy to rent out.

For the M studio Probably looking at above 2.8k/month. Using Duo Residences as reference, studio there renting at $3k on average.

But we must take into account when The M TOP, competitor from Duo, Midtown & Tan Quee Lan will come in too.

Sorry I keep harping on ABSD.

If I buy a studio at $985K now before factoring ABSD, does it mean if I Want to have meaningful capital gain after TOP, I must be able to sell at at least $1.2mio?

As such, the next consideration is whether I am confident a studio unit can sell at $1.2mio in future in this location and economic climate?

lawyer fee : 2000
principal interest : (assuming you take max LTV 45% loan @ 30 years @ 2.1% interest + factor in milestone principal interest payment x 3 years = 600 * 12 * 3 = 21600)

total costs : 165950

breakeven : 165950 + 985000 = 1,150,950
+ 2% agent fee = 1.02 * 1150,950 = 1173969

so yup more or less 1.2 and above to start seeing profit

Should sell ur Watertown and buy this one if u really so interested in M condo.
Else If u incur ABSD, half the battle lost liao.

I feel that a property is more resilient than stock, since in a property you cant lose everything per say, but in stock you could lose everything in a downturn. A property can generate rental income too, a stock while can generate dividend might not be substantial to cover capital losses.

Anyone took a look at Marina One Residences if they were considering the M.

In terms of psf, Marina One seems pretty decent about 22xxpsf though the quantum for the units seems a lot higher, recent one bedder units transact about 1.6xmil though but 753sqft.

Don’t buy CCR loh (the fluctuation in CCR are the greatest)look for RCR or OCR.

There are also ppl who lose a lot in a stock market, but these are outliers.

Big money are also make in CCR :o

How much chiu expect to make from a shoebox :o 30k?

CCR is big profits and also big losses. If we take a look at the top10 most profitable deals of the week, it’s always those D9,10,11 properties, similarly for the non profitable deals.

Isnt it the way the game is play? The top rental demand are also in D9, 10, 11 :o

Property game is for people with deep pockets, not for small players

Small player can only play HDB BTO :o

Not really la.

Buy EC loh or OCR Treasures Tampines for example don’t need really deep pocket.

Chiu nose how many competitor for tampines treasure bo :o

2000+ units for a condo :o and it’s not even 50% sold

Unless govt open another CBP welly hard to find tenant

Ok that’s true too, but the emphasis is the price for treasures is close to that of an EC.
