1 & 2 bedders comes with lotsa sizes n configurations. Quite a number to screenshot.

The 3 bedder only got one stack.

wow the 2 plus study layout is very unique. The “study” seems like jus a void space at the end of a long hallway, and the long entrance space. I would thought initially the 2+S would be very popular.

The 3 bedroom dual key on the other hand seems to have efficient space planning.

On quick glance of this 2B+S, I nearly mistook the AC ledge as the balcony

Terrible trend, they keep making smaller and smaller to keep low quantum. I'm sure the market will punish these developments as they are not catered for staying in.

Really hard to imagine how people can live with 409 sqft without feeling trapped

Almost as small as a hotel room.

A 3br I feel minimum size should at least be 1000sqft

I'm really certain the take up will be low because it just isn't a livable development. They should made it entirely hotels.

Developer has been building smaller unit for a long time. Not a new thing here actually.
Between 2010-2013 there were even much smaller 2/3 bedders. Some can even fit in 2 balconies , 2 toilets & household shelter.

Here are the smallest condo unit in SG (according to unit type) I managed to find:

1 bedder, Freehold Suites @ Guillemard. 258sqft.

2 bedder , Freehold Qube Suites. 420sqft

2 bedder, Freehold Casa Cambio. 474sqft with 2 balconies & Household shelter.

3 bedder, Freehold Natura @ Hillview. 635sqft with 2 toilets & 2 balconies!

https://www.businesstimes.com.sg/r...ngs-may-best-real-estate-returns-in-singapore

The rate of return for private apartments in the city-state has slipped since 2011, when measures to cool the market were introduced by the government. In fact, some units now have a lower yield than Singapore's national pension plan, the Central Provident Fund (CPF), which has a minimum fixed rate of return of 2.5 per cent, research from property analytics start-up UrbanZoom shows.

Indicative pricing for the M seems to be updated to start from 999k instead of 988k previously. Anyone has firm pricing inputs?

Oh wow! A great marketing strategy if it starts at 999k means only one unit will be in $9xxk range. Even if it starts from 988k, I foresee less than 5 units will be below $1mil quantum.
