Those 2100 should be lousy facing Low floor isn’t it?
They collected Cheques and have prospective buyers filling up forms of top 3 choices
So before releasing the price they already know the demand and can priced to their advantage
So what I’m saying is that there is no lucky guy there getting super Low psf deal.. every transaction is priced at developer discretion and decision isn’t it?

Buying the M is not about buying the facing, it’s about buying the location. Those caught it at 2.1/2.2kpsf won’t lose money for sure despite low floor with non ideal facing.

Must know the avg price first. If it’s below 2500psf then nothing to be stun, since it became a value buy.

Still a young newbie trying to enter the property market :( Really couldn’t stomach the poor liveability on this development..

I was one of the 50% who chickened out after submitting cheque :(

Bro Ni correctly pointed out the below.

Even w poor facing, west sun or etc, those who caught it at 2100psf is akin to striking lottery, won’t lose money for sure. Reason being the psf terms diff w a neighbouring new project is as much as 500psf and the M is lower quantum due to the unit size.

So unless ur number was called out very early whereby there were still units gg at that price, there’s no loss, those about 2700psf may still gain but I don’t think by much.

I also learn along the way, a lot of learned guys here.

As a newbie myself back in 2003, I also go for bigger size unit at a not so convenient location because back then, a roof over my head staying with a family of 4 is my top priority. Thus, size of my unit matters the most. Else I could have bought the sails 2 bedder and earn big big already.

Settle the roof over your head first before talking about buying investment unit once u built up your war chest.

Not really surprising at all. I have been telling passerboy that if I can find a way to buy the M w/o incurring ABSD, I don’t mind put down my cheque and go for the balloting to try my luck hoping to catch a 2.1-2.2kpsf low quantum unit.

Stock market, economy forecasts are looking gloomy.. surprisingly this project and property in general still very optimistic!

I love the location of this project too! The Middle Road from Bugis area till Sophia/Wilkie Road (where nearby the SF for M is, which is technically District 9). Agreed with the article shared that it could be the new Orchard!

Congrats to anyone here managed to get a unit!

Got 2.1 or 2.2 for 1br or studio meh?
The moment i walked in was already near 2500 before normal balloting start

I’m assuming this project basically smashed hopes for any near-term lifting of cooling measures? :o

I don’t think cooling measures would be lifted in near term. Think in a recent interview DPM said likewise too. The cooling measures were aimed at stabilising the market prices and till date prices seems to be stable

To be precise, it should be location and quantum sums up everything. :D

But to think of it Uptown at Farrer (location fantastic too) and units were similarly v small like the M but response was poor. Weird.

It also has 2bdroom 1bath below 1mil but 538sqf(1900psf)

Bro, while u claim that u r a newbie, but I felt most of your analysis and comments makes sense.
However, on the contrary, if I can pick up a reasonable quantum/psf of any unit in the M, I will not chicken out.
This is the kind of project u just need to hold for short term and sell it off during TOP in sub sale/resale market.

I think sometimes the psychological barrier stops a “newbie” from committing. But I have to say bro ni is right if below 2500psf is sure win for the M, any lower is your bonuses, even w poor facing.

The marketing team did a great job promoting M with a price starting from 9xxk and this lured a big crowd.

But the pricing strategy team did the wrong thing. 1br and studio were always going to sell out first because of the lower quantum so 1br should be priced higher and 2 br and 3br priced lower.

Sales of 1br was never the problem. It was always the big units that got stuck.

So was there any unit going for $9xxK at all eventually ?
