810 psf sounds pretty exp! I tot prices going down.

CDL bot the land for Brownstone EC at ard $350psfppr which Qingjian bot the land for Visionaire EC slightly higher at ard $353psfppr.

Probably this explains why. But there's still a small chance that Visionaire may be just slightly cheaper than Brownstone.

I think quite difficult to get good price. Compared to Brownstone, Visionaire has
1) Underground carpark (Construction cost much higher than Multi Storey)
2) SMART concept (Additional cost in engaging software integration)
3) Land price slightly higher than Brownstone.

Nowadays, branding like CDL won't push up the price much. You can Signature and Criterion side by side in Yishun around same price.

If Visionaire around same price as Brownstone, already steal smile le....(I think should go for it if really lower than Brownstone!)

Nope, not much of a view as its on the 2nd floor.

Proximity Housing Grant is only applicable for purchase of HDB resale flats. If u are a 1st timer couple, may be eligible for 1st timer grant of up to $30k.
