Parc Life location not that good.
Anyone know where is the show room for Visionaire? Open next week right?

Sorry for this random question - if the unit doesn't have a yard, can I put the washer and dryer in the balcony against the wall?

The machine put at balcony will be subjected to rain and shine, spoilt faster. And the sound from the machine will disturb ur neighbours above and below u. Most importantly.. how to get the water source?

These days the new idea is to split the kitchen from the yard. If the kitchen is next to the balcony, maybe it is possible. Just exploring all viable options.

I agree about the noise which is probably the only factor that cannot be controlled.

Hmmm... maybe if only concern is the noise, then get a quiet one?

My new washer is the cheapest Miele. Very ex, but worth it - very solid, doesn't jump all over the place like my last one did, and really quiet. (No, I don't sell Miele.)

I think should have other brands also that don't jump around or sound like an aeroplane taking off.

Comparing Visionaire with Brownstone: Brownstone of course nearer MRT and by CDL. But Brownstone no more 5 bedders, and the 4 bedroom units not many choices left.

Even the 3 bedroom premium only have very low floor left. So got more choices at the Visionaire, if you don't mind walking 5 minutes compared to 3 minutes to the MRT station.

Also, the 4 bedroom living room is bigger at Visionaire. All got pros and cons.

how about between visionaire and parclife? which one will be cheaper?

and in term of location and surrounding which one is better? any comments from people who live nearby?

Brownstone and Visionaire both are near MRT. Or should I say MRT track.
The sound you can take it? Especially Visionaire the design nothing is blocking the sound from MRT track. This is the only thing I don't like about it for now. So still thinking to go for viewing or not.

Price wise, the pricing of visionaire is not out yet. So cannot compare.. I suspect it will be the same as brownstone. Since vusionaire's 4 bedders is larger than brownstone, it is likely will be >$1 million for most of its 4 bedder....

All it seems is that QJ is trying to compete with FCL (ParcLife) and rush their launch earlier so that they can grab more sales. So it makes no sense to price their units too high that will drive them elsewhere.

The floorplan shows that a space has been allocated for washer regardless if there's a yard or not..is this right?

The price they bid in the land is slightly higher than brownstone. Visionaire also had underground carpark which will incur significant higher cost than brownstone's multi storey carpark. They also introduce smart concept which incur more cost. Unless they are willing to compromise a lot of their profit, I don't think their price will be lower than broebstone's. The main selling point of brownstone and visionaire is the same compared to Parc. They are both next to mrt, 3-5 min walk to mrt compared to Parc's 8-10 min walk to mrt. So their price likely higher then Parc. Vusionaire's pricing will be out very soon in end Apr. ;)

ParcLife isn't that far away, but the proposed temple and industrial buildings nearby will drive away investor-type buyers for sure.

My guess is that there will only be 3 pricing types:

1) Pricing higher than Brownstone - (very unlikely)

This will mean Huat Ah for Brownstone Resident. Haven't move in, your property price increase le. Will help to move Brownstone sales even faster. If really so, Visionaire's sale will be rather slow, made worse by their bigger unit which mean each unit will cost higher due to more psf

2) Pricing lower than Brownstone (unlikely)

Profit already rather low for EC. And they paid slightly higher for the land. Underground carpark and SMART concept further eat into their profit. 2 clubhouse too brings the cost higher too. 6 units lesser than Brownstone mean lesser profit. Bigger unit mean less profit too as usually smaller unit commands higher price psf. Bad for Brownstone resident as price drops already lower before shifting in and affect also affect the sale of Brownstone's remaining units.

3) Price about the same as Brownstone or slightly lower (Likely)

Give buyers an impression that they are getting a lot more than Brownstone at the same price although Brownstone will still be nearer to the MRT. Buyers will be split between the 2 ECs. More will move to buy Visionaire as they can still choose their choice unit. Brownstone is not able benefit at this pricing. Neutral effect on Brownstone resident.

Nevertheless, don't give too high expectation that Visionaire's pricing will be comparable to Parc. Visionaire bids the land at $352 psf while Parclife bids the land at $320 psf. There is a significant difference in the land price. If Visionaire is priced low with so many additional cost, you should need to worry abut its quality since the profit margin for EC is already rather low...

The SMART concept is a double edge sword though. The positive part that it is innovative, fun and convenient. You will be the first to enjoy the conveniences of a SMART home. The negative part is the high maintenance and the doubt on the reliability and durability. First home with fully fledged SMART device also means you are the guinea pig. Nevertheless, I think if you are getting a unit there, may as well opt for the SMART concept as this EC is meant for this idea....

Actually some smart features Xiaomi also can perform. eg, my current flat I'm using xiaomi smart plug, smart ipcamera and gen2 air purifier. Smart ipcam to monitor my main door for courier delivery and check out my pet. I activate my air purifier 10mins before I reach home and switch on my fan plugged to my smart plug for my pet when the weather gets too warm. All these with just an update on the xiaomi home app, no maintenance fee.

Not sure if Samsung smart feature worth the extra 7 - 8K anot.
