I want C5 layout, non west sun facing and at the last 1/2 of the project. actually no options at all for C5. cuz all the non west sun facing is either nearer to track or abv the substn/generator or main entrance.

So got to pay more by C6.which only left with 64 :(

after lookin at the layout of treasure crest. really like the layout. but the price doesn't justify the inconv. Tot if its really 680-700psf then at least can use that to convince myself of the added inconvenience.

actually if u like C5 layout, stack 16 looks pretty good among all the available C5 units. yep it's abv the generator set but dun tink it's gonna be an issue. and totally no west sun. slanted morning sun. pretty far away from Block 152 & clubhouse of Brownstone.

but if u really dislike the generator set below, can get say #05-17 which is directly facing Brownstone's clubhouse and probably the multi-storey carpark at brownstone may help block out some of the MRT track noise.

Doubt 17 and 21 will have much diff in terms of noise. 17 might even get more as there is no block in front to block the noise.

Actually why abv generator is not good? I know substation not gd for health and fengshui

which units u are shortlisting right now? care to share?

I'm considering the pool-facing C6 units and blk 16 and 8 nearer to the entrance.. Would blk 8 really be noisy if it's a higher floor? The sound from cars won't be continuous and since they would have slowed down prior to entering the estate, shouldn't be too loud right?

Was also considering blk 64 but put off by the west sun on the mbr. And my place is abt 25m from opp blk and really no privacy,. Every day pull the blinds down.. Can't enjoy the wind.. Also blk 64 seems (I thk, not sure if correct) to be hit by the 'poison arrow' sharp angle of another blk if one believes fengshui

So conclusion still confused ...

We will inevitably get some sun so maybe east is not so bad. Most pool-facing units should be alright and some of those facing brownstone. Lower floors should get less direct sun.

For unit 8, it offers unblk view of the empty land oppo. U can try standing in a mscp near the entrance to hear if it's noisy. Plus it's also facing the road outside.

May I know which unit is 'shooting' e arrow at 64? Can't seem to find it on the site map.

i tink 22m is acceptable la. i'm staying in a punggol hdb and the opposite block is abt 20m from mine. personally i can accept la. at night most ppl juz draw their curtains shut in their bedrooms. :s13:

sorry to intrude but am interested in this distance btw opp block topic. :D

if the distance is 35m, is it far enough to not requiring having blind on the whole time?

really depends on ur personal tolerance level. when i'm in the living room watching tv or in my study using the computer.....my curtains are always open. but my master bedroom's curtains are shut 24hrs though.

You will at least need 50m but you will not find any of this in the new PC or EC unless the unit facing outside.

Oic. My master bedroom will be the one in 35m facing opp block. All other rooms facing road (4 or 6 lanes) with BTOs. Dun have measurement for that distance. Guess when move in then will know how bad it is.

What is the monthly maintenance fee? Is there a way to 'sell' the parking lot if you do not have a car?

its $300 up to C6 except C6P is $350. Co-space units and 4 bedders are $350.

why would one pay for an extra parking lot when no one will stop him from parking an extra lot in the 1st place?
