I did a calculation on URA figures. There are close to 5000 EC units across Singapore unsold (as of last month). Includes this month's launches but not the ones launching next quarter.

I disagree.

Due to the timing and TOP dates, the only real competition for Parc Life is Visionaire.

But Visionaire is still competing with Brownstone for the Canberra Drive area.

Here's my take on your points #1 and #3:

#1: For those who drive, the Brownstone multi-storey car park is probably a turn-off because of the inconvenience. No different from the HDB setup.

#3: The Smart Home is a direct contract between the owner and Samsung. You can opt in or out (with 6-8k discount). The developer can have the final say over the Smart Home, but will not be involved in installation, etc.

Based on my statement, it makes sense why Qingjian needed to differentiate the Visionaire from the rest and market it more aggressively. It's like a 3-cornered fight.

visionaire may catch up quickly now that there're comparisons. brownstone's internal layout is not practical, and installing grills on balconies will be inconvenient. But what I like about Brownstone is its non-white floor, and a choice of color scheme.

and the finishing from the brownstone is better as well :s13:

but yeah brownstone living is too small...

Brownstone left a few units. Not a lot of choices. But finishes damn zai plus its CDL.

visionaire on the other hand...cheaper but developer...

Then nobody talks about parc life! Is it too ulu? It is jus few min walk from sembawang mrt right?

For Brownstone, living room maybe smaller but that translate to lower costs. If you want larger living room, you pay more. What matter is the PSF, which I think is the same as Brownstone. I find brownstone 3bedrm premium living room is acceptable.

This issue is actually created by the owners renovation contractor whereby they drilled into the sewage pipe. Not a manufacturing defect from developer.
