Even though economists may prescribe a price drop when supply outstrips demand, I don't see that happening until roughly 6-9 months before TOP. It's early days. How long can you delay your decision? It's starting to feel like a soap opera

Bellewaters drop their price in aug last yr. Their TOP is end 17. So looking at this. Visionaire might drop their price smwhere ard mid yr 17?
Anyway not looking at drastic drop. Maybe 3-4% is good enuff. They are already giving 1% now

Nope... my choice unit at stack 52 sold. Can't bear to pay more for stack 28 or 57. 9mths to MOP, so not in a hurry. Waiting for North wave ec to be launched so more competition, drop price?

In july. If pricing cheaper, some buyers flock over and visionaire n parc will be pressured. If price same as visionaire, then no need to say, QJ will yaya again.

I dun trust MCC Land after TheCanopy and OneCanberra bad quality issues.
Cheap also should avoid.

Northwave EC is NOT within walking distance to MRT. price wise should be cheaper.

Moreover, it will be in close proximity to the new North-South corridor / expressway as well as Sembawang airbase which might be worse than just being next to the MRT track.

Cheaper land bid price, poor location. They had better price wisely or they will get single-digit sales!

Agreed. Moreover many EC still on sales nearby ..... For me, I will go for walking distance to mrt station as these are consider rare .. For me and family as well as future renting or selling especially car so expensive nowadays.

Most likely that the launch discount of 1% has become the standard price. Get the right agent and maybe you can squeeze a bit more discount.

Maybe you can use the line "but my balcony is free area for the developer but I have to pay extra?"

Ahh you got me there. It may not be totally free, but developers gain from having more balconies. As far as I am aware of, balconies are not counted towards the gross floor area (GFA), but now they are under the bonus GFA. This is over and above the amount stipulated by the URA plot ratio but up to 10% extra.

Ec projects like visionaire and brownstones are less likely to drop price due to their close distance to MRT. In fact, CDL already increases price in brownstones ranging from $4800 to $6400 since its launch. 66% already sold and sale has been moving better since the launch of visionaire. These ecs so near to mrt will eventually be a sell-out. The bottom line is you cannot get this kind price for PC unless they are relatively old. I will still advice those who want to get an ec to go for these 2 projects. You can think from another point of views. If market is good, you will have no chance at all to choose the units you want at such a good location or even get a unit. Now u can still choose and pick...

Really got no unit that I can buy. Looking at C5, non West sun and not near to road and mrt. Only left stack 16 but abv e generator and next to sub stn.
