It's packed with a lot more shops and with the interchange just below, it's a really busy mall all the time.

Nothing pleasant like Thomson Plaza.

Thomson Plaza is just ok size. The Thomson area as a whole is very vibrant, lots of eating places and services catering to the mainly private residences. (Again private residents are the target... even Price wise in the plaza)


the magnitude of Bishan or AMK central in terms of shops and offerings is larger because Bishan and AMK have many hdb residents to service (demographic different)

Yes, agree. There’s another big one coming soon. Faber Garden. Freehold, only 230 units in 500,000+ sqft land, lagi better.

I did not research on this Boonview. I feel it is still young estate and the conversion doesn’t look attractive. In that area, Marymount View will have higher chance.

Thomson view plot ratio 2.1 so the new development can build up to 24 storeys high.

Just had my walk at Windsor Park this morning. A new development at Thomson View site will block out most view of Thomson Three, especially if the new blocks are all south & east facing.

New development will likely have 8-9 towers spread across 700m frontage, so there will be some gaps for T3 owners. Both estates will have same height (22-24 floors) due to height restrictions imposed on T3 land.

Thomson Plaza feels a lot more comfortable than AMK hub or J8.

Developers are desperate for land and the upcoming GLS is not sufficient. However, Thomson View and Chuan Park (and a few more coming up) that require more than $1 bn are way too risky.

Between not able to make money and fear of losing money, I think they choose the former.
