I think need to lower by more than $100m for Thomson View. If this plot is GLS, I reckon it’s worth $1250 psf. But being a large enbloc plot with more uncertainty, it will need to be below $1200 psf ppr to attract developers interest.

If those “greedy” Thomson View residents listen to my advice 2 years ago and lower their $950m reserve price by $100m, they would not have to wait till now !

And now with the harmonised GFA, the developers lowball them another $40-$50m lesser !
