Do you think stack 6 and 11 will have unblock view for high floors?

Actually got good chance for this whole stretch of units facing this direction. Depends on how high the future school, church, & civic institution will be.

Do remember everyone, there are schools and church nearby in the near future. Sound travel up, so if you take the outer layer stack and high level, you are more likely to be listening to those school bells and church bell from time to time.

I'm just thinking schools, churches and civic institutions won't be built higher than, say, 6 floors, right?

Just my two cents.

If you want pool view with 1076sqft, stack 30 is best between 3-6 floor. If you want affordability and high floor, choose stack 6, 11 or 14. 14 is above BBQ pit so best to take high floor. 6 and 11 are facing school so will get unblocked view but subjected to day time noise from the school and round the clock noise from the expressway.

Personally, I like the sound of expressway, it gives me the sense of life going on.

The rest of the 1076sqft units, I am not too sure about them.

For those planning to make a purchase, what is it about Treasure Crest that attracts you?

Price. Price. Price. Do not forget you need to face competition from the surrounding condos with better facade, facilities, landscapes, etc. So ultimately, price is the main concern. If you buy low, you can sell lower than the rest but still gain a profit after 5 years.

stack 6 and 11 is facing health care no mah ?

Yes, that's why you need to get high floor. Lower stacks have cheaper price and some people who do not mind will benefit.

My guess is that it is not going to be cheap based on its response. Should be on the high side $750-760 psf, about the same as north wave..

good analysis from Siaoliao!!

Yes pool view best from level 3 onwards but need to take note of tree blocking the view so suggest somewhere from level 4 onwards will be great!

Stack 6 and 11 high level might face with some noise issue:s13:

If so its really going to be disappointing...

yes! the breakeven is somewhere along 600-660! selling at 100psf more is making a 16% margin out of this deal..pretty decent if i am a businessman..

i guess the pricing is going to be a determinant tomorrow for most prospective home owner. Every $1 save is $1 earn in future! good luck guys!:s12:

hi there! indicative is from 735-755, pricing at 760 will "break" their advertising previously?
