None of us has a cheque book. How could we book on sat?

u can head to the atm machine and make a request for a cheque book but it may take up to a week to receive it i think (not too sure abt it). if not, maybe u can ask any of ur immediate family members to use their cheque?

if the price is as what posted here as posted i might consider treasure crest.

few questions:
1) resale levy when do we need to pay? do we pay cash or cpf?
2) do we have to go bank n assess how much loan we can borrow 1st b4 gng for the balloting day? or do they have someone to assess for us tat day?

Yes, u should have ipl approval.

It is common for one to borrow more for a pte condo than an ec. Difference cld be few hundred thousand less for an ec.

This is very impt because if u cant pay for the ec (80%) or subsequent instalments, u ve to pay termination fees.

So better confirm u can afford n can pay at least over the next 3 yrs of construction n 5 yrs of mop.

For a 1 mil ec, termination fees easily 50k. No joke.

No clue on resale levy payment but its best u do an ipa before gg down as u will be booking an unit on that day and u have to pay for the 5% option fee. U wont wan to be in the situation where u paid the option fee but cant get the loan amt u wan.

From wat i observed, Sim Lian is playing a good strategy. However, if the price release is really low, means Sim Lian actually also worry about the sales like NW. Cuz if no good sales on the first day, the subsequent sales will be slower and maybe economy crisis is coming.

Stack 29 is facing the main gate, any feng shui concerns? Getting advise from expert.

If pool facing unit, is it better to get a middle unit instead of high unit commonly?

When is the best time to buy a property? Now will always be the best time to buy a property.

Usually thw bigger units have lower psf?

From the preview price, 4 bedders are all inside facing and priced at $735(lowest). Usually bigger unit small psf price. Would that mean inside facing 3 bedders' psf higher than $735?

from what I know, you can.

Seems like pricing for 3 bedroom/premium is lower than 4br in terms of psf. Waiting for the exact price for each stack to be out!

Yes you can. Not sure if it's illegal. But talk to your agent, they have a way to do it.

3 Bed - $677 psf
3 Bed Premium - $683 psf
4 Bed- $735 psf

The exact unit pricing will be out in the afternoon. If it is inaccurate, please do not come after me.

its still really weird if they price 4br psf higher than 3 br
