I see. I think DK at indicated 2.08m is a very attractive price for investors. It is 200k cheaper than the classic 3BR. The rental is definitely better for the DK and you have the option to stay either in the studio or the 2 bed, renting out the other. And after seeing the layout, you can easily open it up, when you have a bigger family in future.

Anyway I think the DK will be snapped up, if I am not wrong not many units. I saw your number quite behind so maybe 3BR might make more sense.

The dual key is quite a bit smaller than the classic ( DK: 915 sqft, classic: 1044 & 1076 sqft), so quantum is lower if psf is similar… but the starting psf for DK is higher than classic (2276 vs 2183 psf)

Thought you're referring to psf - but still think couples will prefer dk and the option to lease out

Any cooling measures will decrease supply via enbloc, or higher enbloc costs due to higher replacement prices. So naturally higher launch prices.
So means property go up instead of cool? Then should call heating measures?

Yes but this is not happening, Govt approach is calibrated, and move slowly.

Which is why they are too slow to act in years of undersupply and too slow to act in years of oversupply.

This is partly why we will have a sustained period of rising prices followed by a sustained period of flat or decreasing prices.

Those who do rental on a regular basis wouldnt want hassle of dealing with so many different tenants just for some increased yield at the expense of capital gain?

Investment buyers focus on quantum, own stay buyers focus on size. Sometimes quantum is not everything if it compromises on livability for families

well, why not? Managed by agent right? Landlord just collect $? When you want to sell, thought the rental yield play an important part?
