Thanks guys for the dual key opinions.

Seems like the smaller units are mostly snapped up due to quantum as expected.
Very likely just playing rental game

The 3BR DKs still have lots at this point, instead of getting devoured first 😅

People ran out of money to buy. So very few buying, even the dual keys.

But if everyone has been snapping up the 1 or 2 br, means people have faith in the rental play. How come 3br dk not selling?

Not enough money to take loan to buy 3br dk.

Most people max out their loan ability to haolian.

I think could be afternoon then show effect the same for TG that the 3 bedders start spiking. Anyway not really apple to apple with TG since the unit mix for Blossom more skewed towards investment play ~60%

i bet CHP buyers are laughing 😂
everything looks good relative to 1-2 years back, but now without foreigner not sure if CHP can exit to Singaporeans that easily. I only see Avenue South Residence with subsale so far for projects near town.

The pricing for current new launches help to form a price floor for buyers of earlier new launches.

Of course, it doesn’t guarantee that earlier buyers can exit with profits, but at least it becomes more apparent that either 1. Current buyers are overpaying, 2. Earlier CHP buyers have gotten themselves a good deal.

As for ASR, not really a fan of the project due to its location and number of units.

need to see more loss making subsale and resale for recent launches then people will sit up and realised only carrots buy at sky high prices…

I was speaking to some agent friends who shared that the sentiments quite down but for the sake of his livelihood and pocket must remain positive and try to lift the market optimism….

Not everyone buying for rental.

They are buying for own stays probably PR who thinks that buy one home for self is always better than paying rentals every month which is true.

But they have to wait 3 years to complete and new launch is always much more expensive.

as usual marketing gimmick when they said starting is 21xx, i look at price list most of the units are 24-25xx
As predicted lol. Always like that one, say low price and then let all the reviewers say its a fair and good price, then end up only a few units available which will get snapped up by vvip. Surprisingly they are still selling decently at 2.4k to 2.5k psf.

One North Eden owners happy happy. Another new launch that will probably help them transact at 2.5k to 2.6k psf as some say ONE have better furnishing and location (not next to main road).

Edit: still have the hill that will launch to help push up prices some more.

For me a project is determined by the consensus of the market, not you say nor i say as everyone has individual preferences or subjective bias. Its a fact ASR is already profitable with the subsale transactions so far..

Buying is easy, but exit is difficult because you need to find a next buyer who value your unit more than you do, with the end product in front of them

i only remember an article saying 70% of unprofitable transactions are in CCR, so i will avoid them at all costs, somemore now no more foreigners to help in exit

now buyers of blossoms have to wait and see if the other slim barrack pricing help or sabo them…
