well, why not? Managed by agent right? Landlord just collect $? When you want to sell, thought the rental yield play an important part?
Managed by agent also headache is yours…

if sell to investors they are particular about psf and rental yield%, which usually means cant sell that high

if sell to homebuyer they will mostly want the living space, which wouldnt exactly appeal to them?

any instances of relatively new dual keys condos in the recent few years making big capital gain to prove?

Additionally, homes here offer proximity to National University of Singapore and green spaces such as Kent Ridge Park, Labrador Park and HortPark.

Dual key may have lower capital gains due to the higher entry psf price. But the higher yield can more than make up for the lower capital gains.

Perfect for those trying to use property to generate steady stream of retirement income.

Or for those who want to own ‘2 units’ without paying ABSD.

Check out whistler grand dual key. Generally it's about the psf and entry price in terms of quantum. Most dual key make less because developer priced in a 50-100 psf premium.

Generally dual key exit is more difficult because of wastage of kitchenette and walkway, if want to get dual key best to get those without kitchenette so easier to exit to families

EC latest video on Blossom indicated 50%. After the overestimate on TG, maybe he become abit more conservative

however, mainly rental play… if you check surrounding, not fantastic capital returns… sounds similar to some ccr location (Although this is in rcr)

I still feel the place is under developed. always see the big patch of grass next to star vista and then another patch of grass leaving buona vista mrt to the next stop

similar sentiments.

I have seen dual keys which are like 2 x 1 br (typically 860 sf plus minus)


2 living areas, 2 kitchens etc

found this more difficult to .convert to 2 b2b for family

those with 1 full 1 br plus just another room with toilet dk. Easier to convert to 2 b2b.

(then there are also those tri-key like gem)

That big grass patch between BV MRT and Commonwealth MRT is zoned for business park + business.

Haha give chance TG is Kenna sabo by TC releasing indicative pricing one day before booking. But in terms of cheques-units ratio, Blossom is way better. EC keep saying he will do his number one new launch. So what isit now? :rolleyes:

Generally I use 30% cheque conversion to estimate actual purchases, so if 700-800 cheques maybe 200 units sold. Maybe 60-70% will be my guess
