I thought most of the mixed use projects (residential with commercial 1st storey) have no fencing on the 1st storey? Like Lentor modern, open access for retail component

But also quite a number with fence rite… anyway the wording of the tender sounds it is a must and not a choice

Not as crowded as I thought.
Yesterday, keep overhearing almost all other agents in the SF keep selling the rental demand there to their customers. Inside my heart I was thinking which projects nowadays no rental demand, lol

That one north area is called the ‘sweet spot’
Not as crowded and central as holland
Not as ulu in the middle of nothingness like normanton

offices, vista mall, mrt (2 lines) and buses around like a small university town… pleasant for tenants working or studying in that locality…

Good observation.
Even across the road, facing, at the corner etc can have different outcomes

take a look at the development around Tenah merah mrt…

Therefore, I seldom draw simplistic conclusions like just one mrt stop away should have similar characteristics.. just sharing…

The lower floor is already blocked by NTU alumni house, but I think higher floor should be ok? Kingsford Plot B is shorter (SHD 66.5m vs Blossom’s SHD 112m according to URA tender document), also lower plot ratio (2.1 only).

In Plot A (Blossom) tender document, URA specified that the height needs to be designed in such a way that it will slope down nicely from Blossom to NTU alumni house, so Kingsford plot being “downstream” should be even shorter? (Rochester at “upstream” is the tallest at 35 storeys) I suspect Kingsford Plot B should be about the same height as One North Residence next to it

Plot B confirm quieter cos one side is another condo, one side facing park. The roads there also less traffic

Yes I did mention he also slam TG. Not sure which project does he recommend though? But at least it's a breathe of fresh air when someone plays devil advocate

Maybe Normanton park, because he thanked Blossom buyers for pulling up prices for his clients.
