355 sq ft...... hk man... it’s been a while since I visited HK for holiday...
Espada 355sqf confirm feel claustrophobic IMO, it’s like returning to a hotel room daily. The 452sqf unit is slightly more liveable, recent transaction 1.1m think about fair.

Omg. the unit price can buy freehold orchard 1br apartment!
Is the asking price his original purchase price? Don’t think so right. Doubt can exit at $2117 psf.

I have not seen such type of pricing .. not normal for sure....
i also not interested in parc clementis, but before i buy a project i will comb a 3km radius and breakdown the advantages and disadvantages, then get an idea of the price trends and also their ID furnishing. parc clementis very generious in discounting though, the trees full of angpow one and can get up to $40k discount. but their furnishing not good think is electrolux. but of course the worst is their pricing strategy

you know sometimes airline sell you biz class tix at economy price due to certain oversight..can be system, or can be human error yea :)

Espada 355 sqft lucky no bomb shelter, else cannot imagine how to live in.

i heard espada the 300 sf unit is profitable, but the larger 500+ and 600+ SF are losing money. i also heard from tenants espada while small, the facilities are great. Personally i cannot live in a 300-500 sf apartment, too claustrophobic

Maybe when I LKK, 355sq ft is acceptable .....
And to think I am conditioned to accept shoebox of 400+ .. still have smaller sizes!!.. 😆

I was staying in millions dollar small unit condo. LOL
The price and unit size in HK ex and small. Even a 3 bedder is on about average 800 sqf for a 20 years old unit.
The new launch is even smaller....
You need to pay to use the facilities on top of your monthly MCST.

Haha he is asking for the sky in my opinion, can exit $960k there about already not bad. Not forgetting at this pricing u can get Landmark, The M, closer to the city and one is at CCR at similar unit size too!

Many pple will say AMK already 2kpsf. :o
$1.5m for a LH one bedder of 4xxsqf is unthinkable, even if it’s CCR, this one only at Woodleigh. Think there would be a cap to the potential, $950k I think possible w some luck. That’s about it.

Then the one bedder that was sold via promo under $1m facing the bin at Fourth Avenue Residences can exit $1.1m already w ease. :eek:

the lucky thing is his entry price is decent.. $17xxpsf. But abit too greeedy to ask for $21xxpsf.
