Bounced unit. Worth it?

I was staying in millions dollar small unit condo. LOL
The price and unit size in HK ex and small. Even a 3 bedder is on about average 800 sqf for a 20 years old unit.
The new launch is even smaller....
You need to pay to use the facilities on top of your monthly MCST.
HK is different, the land there every inch also money, including columbarium and parking lots.
Bought 17xxpsf hoping to sell 21xxpsf in subsale. :o

u just dashed all his hopes and dreams. For his asking i can go Somerset area get a 450 sf at $1.05M with gross rental yield at 3.2-3.3% and CCR D9 FH, or espada works too. But its ok without sellers like these to drive prices up D9 wont have its heyday.

I think there is a possibility he ask for the sky thinking there may be a lot of ppl lowballing him. His acceptable price range mat be far lower perhaps.

mont botanik dropped price, but D21 mayfair, forett all up $37-45k for 500 sf on average, thats quite a huge 4% jump. Somemore forett is over 2 months only.

Seaside residences is not subsale, they TOP liao few months back, i think its considered resale now, maybe these transactions were done few months ago before TOP. They entered at $16-17xx and now all profited..i went there also and didnt like it, facade and the orange tint on window doesnt work for me, guess when market is up everything also up

Actually those who bought about 4 years ago, should be doing quite well.
Resale should be making (remember such numbers did not consider interest, admin, legal etc fees) looking at the sky high new launch prices these days!!!

Like someone reminded, aMK ocr reaching for the sky with intended price of 2xxxpsf ....

$1.5m for a LH one bedder of 4xxsqf is unthinkable, even if it’s CCR, this one only at Woodleigh. Think there would be a cap to the potential, $950k I think possible w some luck. That’s about it.
Opposite twr got a few 1m 1bedders

Yes I think this is the unit sold by PLB, can find the video from them recently, same size. Marketed above $11m.

even without the 3m profit, u think they owner cant retire? lol

no average joe will have $7M+ cash or capability to do such a huge loan in 2010 post lehman..these type of buyers is nassim or GCB level
