Can share why your wife prefer MM to CHP?
She prefer the mix in the area. One side is Arab St, Bugis mkt in the middle and City hall/Suntec just down the road. She did argue that she prefers to shop at Albert Centre than Cold storage. The irony.

But in my heart i know the Ah lian in her have fond memories of her Bugis playground. Hahaha. Can never win sentiments in such case. Ppl will pay premium just on feels but unfortunately we cant when MM was launched.

Maybe when you get your trophy CHP apt can house your trophy Al Lain mistess #4 in it. Boomz. :ROFLMAO:

We did ballot for it. Our number 3XX so all the affordable (quantum wise) ones are taken by our time. :cry: So we settle on second best. I still do occasionally make her happy tho. ;)

Sounds like a lian worth dying for to go such extra miles :o

I saw a couple of YouTube videos on the review CHP. Most of them are comparing to the new launches in D9/10/11 e.g. Avenir, Riviere, IHR, OPB, etc, and hence, deem CHP as attractive if it is priced at S$3k psf.

However, if we are to compare it to neighbouring resale projects, don’t you think it is overpriced? Assuming an average of $2-2.2k psf for UE square and Aspen Heights, the difference will be 800psf or so.

What are your thoughts on this?

I need to factor in 400psf profit since we are talking about very small size unit like 1 bedder or 1 plus study which is all around 4xxsqft. This will only generate less than 1xxk profit if we r lucky

Two bedder quantum easily hit above 2mil plus, so I guess the interest from buyers will still be mostly focused on the 1 bedder and 1 plus study, however, I not optimistic to see a 400psf increase in resale market for these smaller unit.
For a 2 mil plus quantum two bedder in CHP, honestly I’m spoilt with choices and easily can find cheaper options at comparable locale. Eg midtown modern 7xxsqft is around 1.7xmil quantum.

- Comparing with nearby projects, price quantum is actually similar. Of course, you can argue that they are 999/FH.
- Looking at the site map, you will notice that there will not be any similar sized development in the near/medium term. Most of the residential developments are located in River Valley area.
- Sg is opening up, so we can definitely see an increase in activity in the CBD/CCR region. Hence, i think the indicative price is well supported.
- Clarke Quay area is certainly an lifestyle area, more so than Marina Bay. This will be attractive to expats and foreigners.

of course, i could be swayed by all the marketing materials. Haha

Haha bro, if u really like CHP, just go with your gut feel. I like this project too else I won’t be visiting the SF.
For me, I always come from investment pov and thus, I may be more of a profit driven buyer. :o

For who interested in running some numbers, from what i heard from the developer side.

cheapest 2 bedder is for level 4 of stack 2 (818sqf). Quantum for level 25 2 bedrooms is priced similarly to level 4 of stack 24/25/26.

From ur justifications, can tell u r swayed and attracted to this project alr, so even naysayers comment u may not be convinced.

Throw cheque go for ballot and hope for a good queue number, cos my guess are the lower quantum units would fly off the shelf first, esp the one bedder. Rental yield for the one bedder should be good.

Its a trophy asset after all, and we only live one, if got deep pockets can consider. 1 Clarke Quay :love:

Just go try your luck for the 2br. Worst case scenario you rent it out for 20-35 years before they en-bloc the place to redevelop. Its location along the river is still one of the best, and most other property down river are conservation building except for The Riverwalk and High Street Centre, But these dont have the advantage of a professionally managed shopping centre nor direct MRT connection.

Anyway once things settle down and life returns to Clark Quay lots of impressionable people will view Canninghill piers as a goal la. They will exclaim to their peers inbetween drinks "I'll definately buy a place there and jio you all over before we party!!' and also like Orchard road one of a more desirable place to stay for expats.

And since i wont be getting a place there feel free to use this line - "You know......my place is very close by. We can walk over and have a drink. The View from my place is beautiful....like you..." ;)
