In this forum, most only talk good things about their own purchase. Why guess until Florence?![]()
It’s like many pple says penrose is a good buy at 14xxpsf.###
Still thinking of TT video when he said in a disbelieving manner..
Florence at 19xx psf
I was also feeling

a few weeks before chp launch, my agent also ask me if I am interested in penrose 4 bedder at $16XX psf, but I was concerned if there would be families wanting to stay there at $18XX psf, especially when park place already struggling to sell at $20XX in this bull market... but buy at 14XX, exit at 16XX should be doable if the next buyer is buying for own stay...It’s like many pple says penrose is a good buy at 14xxpsf.
but then recent transaction is only 16xxpsf and it’s still not fully sold in this seller’s market?
Yes, it’s hard to lose money but Even Bought at cheap 14xxpsf and plan to exit at 16xxpsf/17xxpsf in future doesn’t seems as easy as I thought previously.
let alone Florence at 1.8-1.9kpsf.
Yes bro, u r absolutely right. 14xxpsf for penrose is a relatively safe entry but it’s already signalling that even u as a buyer, if buy penrose at 16xxpsf, is not expecting or confident to exit at 18xxpsf in near future, given the fact that ppr (an integrated development with 2 mrt lines and 3 grade A offices at doorstep) is already cap at 20xxpsf. If u can think this way, other buyers most likely will also share the same thought.a few weeks before chp launch, my agent also ask me if I am interested in penrose 4 bedder at $16XX psf, but I was concerned if there would be families wanting to stay there at $18XX psf, especially when park place already struggling to sell at $20XX in this bull market... but buy at 14XX, exit at 16XX should be doable if the next buyer is buying for own stay...
W how the sales are going, showflat can tear down by end 2021 alr.seems like another 2 units moved today, left 140 units unsold out of 696 (79.89%). This weekend likely will cross the 80% mark. Yesterday jogged past the showroom, the tentage already being removed.

yep.. and penrose location is not one which i personally want to stay while CHP location is one that i dont mind staying atYes bro, u r absolutely right. 14xxpsf for penrose is a relatively safe entry but it’s already signalling that even u as a buyer, if buy penrose at 16xxpsf, is not expecting or confident to exit at 18xxpsf in near future, given the fact that ppr (an integrated development with 2 mrt lines and 3 grade A offices at doorstep) is already cap at 20xxpsf. moral of story is, buying is really damn easy, but exiting is another story,

U can try asking the developer but before u sign the OTP but chances are developer tell u go fly kite broCan rebate to buyers savings from early sf closure?

Haha developer loves hwz! Should give special hwz rebate###
Developer reading this forum and already knew some buyers happy with the price and willing to pay more...
Now still asking for rebate... hmm can think about it
###
If I’m the developer I will be increasing price of all units by 5% w immediate effect.. last 140 units within one week is crazily fast.###

Think carefully and u will see which one developer will more likely do…###

Some ask for rebate, some ask for immediate 5% increase... dev needs to act in one direction leh...

More updates on sales end of today? Haha142 left, so 79.6% only.
No idea about the PSF, can only see the number of units remaining on my agents website for each layout.
But can tell that those units that moved were not the cheapest ones in their stack, cos the "From" pricing didn't change.
never see any change in my agent's site... still 140 remaining. Maybe today Saturday he took a break and didn't update at the end of day.More updates on sales end of today? Hahajust curious
