Haha I think can cut him some slack la, there's still value to compare the price here and now, not just the launch.

but the point would be a bit different from what you are saying.

anyway, i think the lifestyle feels better for chp. While mm is arguably more concrete surroundings but a vibrant place.

my preference is chp and I feel it has some upside to at entry levels of 2800 psf. Just my opinion. Hopefully the real demand supports this feeling years down the road. Otherwise, just stay for own stay loh 😂

But why would I want to compare recent transaction of MM (when it is almost 80% sold) when it’s actual launch price is starting from 2.3-2,4kpsf? Of coz when any projects is near sell out or cross certain sales mark, developer likely will increase price for MM. likewise for other projects.
If MM buyers can get 2.4kpsf during launch, isn’t it a decent buy in today’s context?
Its not just single transaction, but quite a

I agree . I think we can take profit at 3.3k-3.5k psf.
For MM, yes good for launch buyers. But not so good for current buyers.

CHP is the top development in whole Southeast Asia !!

I do not think he is getting your point.
He is of the view that if price of apples increase, oranges must increase as well because oranges contain more vitamin C.

He does not see that there are people who can live without eating oranges their whole life and get their vitamin C from other sources like lemon...🤣

CHP is Singapore icon!! Similar to Marina Bay Sands and Merlion!

MM is similar to marina one.

how to compare?

Think this summarises
CHP is a lifestyle project, suitable for HNW...

The rest you can watch and read between the lines...

Contradict leh. Entry price 4/5 but exit strategy 2.5/5. Hmm…if entry price so good, exit strategy can’t be Low mah.

I noted the same.

she tried to explain the entry price in psf in comparison with Martin modern and midtown modern.

the exit, she explained in terms of unit mix... not many bigger units to pull up the prices in transactions or something like that..

Therefore I only wrote what I agreed. That it is a great lifestyle product in a very happening area, with good views if the correct units are chosen.

Is she a Property Agent?

sorry I doubt I can count less than my ten fingers , agents who know what they are talking about.

Just look at the number of misinformed adverts on PropertyGuru.
Some agents don’t even know what they are selling and talk crap about “asset progression” and “wealth creation”. Full of rubbish act as if they know a lot. At the end of the day they just want to close sale and earn commission.

General quality of agents in Singapore is really bad.

This should be #18-07. Returned by the initial buyer on 24/25 Nov, and sold almost immediately on 25 Nov.
Seems like CHP's developer increased price of the popular stacks quite significantly (8%) compared to the unpopular stacks (1-2%).
