for family its very clear cut, the top schools are all there, if you want to get into good primary school, beauty world and clementi are pretty hot due to pei hwa and nan hua.

yea but to them at least volunteering plus 1km proximity gives a better chance.

anywya side topic just noticed dairy farm was updated with substation comments under stack analysis, its written as a non deal breaker which came as surprising. i thought to most ppl here substation is a 100% dealbreaker.

Forest Woods at Serangoon literally hugging a substation and beside Singtel Telecom building, beside an above ground viaduct, but resale is really profitable!

Technically dairy farm is also along Upper Bukit Timah road also can use Bukit Timah? ;)

Actually I’ll be more concerned of the place of worship at the door step. It’s really bad fengshui imo

i will go to bt timah direct. marketing dairy farm as being 1 stop from bt timah is really quite far fetch. its like saying upper bt timah is core bt timah.

Seriously don't think the diary Farm area really that good.
I wonder how big is the integrated mall, would it be bigger than hillv2? I am not sure.
I still believe Midwood is probably a better deal than D Farm Res.
As for the road name, Hillview Rise Vs Diary Farm Road vs Upper Bukit Timah..... not much of a difference. If its orchard road vs river valley road, yes.
Just IMO.

With many new launches near MRT, it will be hard to consider one without, especially in an ulu location. Clavon, Parc clementis all better options IMO in the west.
If one really likes the diary farm area, resale seems value for money like treehouse.
For those who don’t need MRT and willing to pay little more, Ki residences have unblocked views of landed and greenery, 999 yrs land.
Think this DFR place is going to be hard sell in future. Developer probably have to cut prices further or dangle vouchers, incentives down the road. High risk project.

if end up like hillv2 also not good, i went once and all the shops and supermarkets are premium, cant even find a foodcourt or simple food stall. Only convenience is the HSBC there, i find the smaller rail mall much more user friendly vs hillv2, got toast box, cold storage and a few eatery, so size not primary factor for me.

i will say both projects are non ideal, midwood main issue is the MSCP and the blind..and the noise from nearby construction for future GLS sites. dairy farm has substation and poor connectivity, yet both are selling at $1600+. For this price can get parc clementis with mrt and food, just that clementi has high population density.

personally i think road name and RCR/CCR/OCR boundary is overhyped..verdale is part of RCR because its at boundary of jalan jurong kechil...but is it really central that deserve its $1750 PSF tag? hmm currently Dairy farm, midwood, verdale sell-out rate all ard 30%+, interest level seems low.

Agree that Midwood > DFR. As to how these 2 compare with the other new launches in the west, I think it boils down to price. A 2br at these 2+1 goes for 1.1m, 1br Midwood can get at 800k. Ultimately the question is with a budget of 800k for 1br and 1.1m for 2br, can one buy into BW and Clementi now? If yes, then definitely BW and Clementi wins. Otherwise it’s not apples to apples comparison?

1 br is not a good choice for investment or own stay, most of the ppl tend to go for 3 bedder due to arger family size so future maybe hard to exit. Rental yield for 1 bedder prob below 2.5% too.

In fact daintree left last 2 units all are 1 bedder.

If want to get 1 bedder.. Ccr d9 FH at $1m safer option

I think the psf is lower so daintree one bedder slightly larger. So beside quantum need to look at psf also.

The 1 bedder i think also come with ID, so has a premium. The 2 and 3 bedder with ID all sold at $150k premium though, so i dont think its the price..really more of size doesnt fit needs of families there.

If i want a 1 bedder for investment, i will go M or Reef, why will i invest in midwood or daintree? If own stay min need to have 700 sf.

Upcoming Canninghill Piers starting from $1.0x mil (based on online ads) pretty decent I think not sure the size though

Anything above 400sqft for that location still ok. For one bedder, I don’t really care it’s either 4xxsqft or 5xxsqft. To me location, rentability, yield, quantum is more important than anything else.
