TS should go hang around some HDB units facing the expressway at night to get a feel of the constant drone of traffic.

High floor better. Somemore expressway facing means unblocked views.

Well, like what others have said, there are pros and cons if u wanna have the best of both worlds, so u might as well look for another unit other than these 2.
As I have always stayed tampines and this is an EC, so would naturally select this condo.

My workplace is around 10-20m from the expressway below. I can hear the background noise from my floor (10+ storey), plus the car crashes that happen occasionally. That's with no windows opened.

I cant imagine what's the noise like with the windows opened.
Yup… I do understand 20-40 m is very noisy.

but not so sure about 69m, whether will it be very noisy.

have went to the site, but open air, not sure close space how will it be

Well, it's your choice so think carefully. Doesn't mean u die die must take it even if it's an EC. Frankly both options don't sound that appealing.

out of these options, which will you pick? This will be an EC at Tampines Tenet.

1) High floor, pool view, but expressway facing (69m) $1370psf
2) low floor, hdb view, no expressway, same price as 1)

anyone with direct experience.. would appreciate.

IMHO.
I will choose Option 1.

Expressway don't run 24 hours. At night is actually quite empty.
Peak is 7.15am to 9.15am and 5.45pm to 7.55 pm.
Will benefit from the wind coming from the North a lot of time at night. Unlikely to be affected by Pasir Gudang.
If worry about noise and dust, close window and install air purfiers and curtains.

Punggol / Sengkang near TPE have some HDB, u may want to go there and take a look during the peak and non-peak times.

Opposite of the expressway seems to have condo with tennis courts - low blockage. Best is to face there.
Overall, face elsewhere is better than face HDB especially low floor.

one thing for sure, the noise never stop ... so is just about how loud

Especially in the dead of night, traffic noise will be more pronounced.

If I were you, I will not go for the expressway facing unit as you may have problem selling later on.

Low SES HDB dweller reporting in,
Pool view so that you can beo chiobu swimming

Anyway the HDB view unit is valuable since it is priced the same as the pool unit despite the low floor...

Expressway at night will have siaolang motorbike or driver chiong full speed super noisy :s22:

face HDB much better. Expressway 24hr noise-1am, 5am noise disrupts sleep. Expressway 6-8lanes much noisier than normal small/medium roads. Visually-our eyes on laptop/mobile, seldom stare outside windows.

seems very torn over this as well. I would actually prefer expressway due to high floor + pool.

but seems like many many caution against the noise.
