I "tu" too long liao haha. Was only able to afford a one bedder, now their one bedder price all higher than last year. Invested my limited funds in stocks instead :D
As long as u never leave ur money idle and got returns for stocks still ok.. ur stocks return may even outstrip property return

Just saw some facebook post indicating that FAR will TOP second half of 2022, by right target is Dec 2022. Seems like it will be earlier despite the manpower crunch in construction industry.

RoyalGreen will TOP by end 2021. Allgreen making good grounds on their projects.

Cheapest 1 br now at about $1.06M. Dunno if they increase price. But price reach a new high of $2630 psf for a 3br.

The cheapest 1 bedder now is $1.18 mil for a 506 sqft at level 1, about 2330 psf. Not so keen on ground floor unit though. Are you looking at a 2 or 3 bed unit? The bigger units are definitely selling at a higher premium now.

Just saw a review on FAR from Property Lim Brothers. Interesting read but not as in depth as Stacked Homes.

Wah! So that cheaper unit was sold already...was the 484 sqft one. If Prop Lim is in it means developer dangling better carrots.

I think now 484 sq ft one left only a handful and all higher levels with much higher psf. A little regret didn't take the plunge last year. Oh well, hope stocks make me better money :D

484 is the most efficient layout for 1 bed in my opinion. 506 is only a little longer space, not much significant difference but have to pay a higher premium.

Just read that Sixth Avenue Centre is in the process of En Bloc since early last year but not ready to launch yet. More options in the area in future.

If you decide to buy FAR, may also wish to avoid the units facing Fifth Avenue Residences in case they also en bloc and you have to face construction site for a few years.

There’s also a stack opposite the kindergarten. I think 62. Should be noisy prolly in the morning but after 6pm is actually very quiet. Only hear crickets sound

Another 915 sq ft unit transacted at 2630psf. Prices getting much steeper now.

Project expected to TOP soon, about Dec 2022? They are selling an average of 8 to 10 units per month for the past 3 to 4 months so it seems there is demand and if this goes on project might just sell out before TOP.

After the AMK and Lentor sites in OCR, and FAR reaching TOP soon w decent sales level, it is reasonable for them to increase price. Early buyers are who entered at $21-23xxpsf sure see paper gains.

The two new land sales at Slim Barracks are expected to launch at $2,100-$2,200 psf. And this is probably the psf for bigger units while smaller units are likely to be at a higher psf. Makes Fourth Avenue Residences with doorstep MRT in prime district look like a bargain at $2300 - 2400 psf now.

Faster buy! Don't delay and wait for price to rise!

But now buying frenzy seems to wane due to the uncertainties tied to covid as well as the lack of new launch. Might pick up after Nov and the project nears TOP.

Why rush to buy, next year u may get a chance to buy Marina View at $23xxpsf isn’t that more ideal than FAR, w talks of ongoing GSW transformation too.

Haha..the rush is for those who FOMO ba. Clever ppl like you knows better.

Anyway CBD area not for families, more for in investors/singles/couples/foriegners. GSW by 2030 then can see some movement. The golf course not exciting enough IMHO.

Actually if they plonk in a primary and sec school in the CBD the interest will rise immediately, like getting an er@!&#on.

There are primary and secondary schools very near CBD. LOL
Outram secondary, River valley Primary.... Can you guess the area? ;)

Are you referring to the Keppel golf course? :o That’s very far away leh, all the way at Telok Blangah :o
