Hi all, anyone planning to go the showflat? I am not an agent, planning to go see see look look. :D

i am one! but going down to beo with my dad.

4 and 19 shd be 2b1b right

If you considered 9, why not 18? Thought 18 is better in terms of privacy.

Unless you are aiming ~22+ storey higher than The M

stacks facing tan quee lan might kena abit west sun haha. went down with my dad for a site visit. for now, we prefer stacks 12 and 16 facing but these are 3 rooms. so might be overkill on the budget. see how it goes. if really too far from budget, just got to come down back to earth. :s13:

nearer to bugis junction and avoiding the diagonal west sun. my dad is super anti-west sun.

traffic noise wise, still got the tennis court area to buffer abit. see how it goes.

if feel west sun not so bad, will look at the other facing too.

staying at north park now. last few blocks. walk to mrt also need close to 10min.

although only two blocks here but each block has quite a number of units so quite long.

so even as an agent myself, i suggest to walk the ground yourself and not take the x min to y amenities at face value.

this block less unblocked and further to bugis junction. the other block will have duo in front towering.

done with the briefing. most likely aiming for stack 12 if price is right. if not, jiu stick back with yishun cos the 2br although nice layout will be too small for us. haha.

For rental, is 2b1b or 2b2b better?

generally 2b1b.

but another school of thought is the dumbbell 2b2b unit so you can rent as rooms to 2 different tenants and they have their own ensuite bathroom each.

Sorry i missed this out. What about exit? If 2b1b or even 1b is better in terms of rental yield, what about when selling? I once heard 2b2b is more sellable but not sure how true. Can the experts here advise thanks

For rental definitely 2b1b cos it’s lower in quantum, thus translates to higher rental yield, in fact the 1bedder would be optimal if rental.

Hello Passerboy, other than quantum, any other reasons why 1 bedder (or even studio, i presume) will be more optimal for rental?

I was under the impression that 2 bedders will be more ideal as it tends to attract a larger tenant pool.
