we thought long and hard about it.

just taking 3-4% in some random bonds, 2m can generate agar 70k easily annually. 4 years also close to 300k. half that also 150k. so if we were to buy from resale market 4 years later with 150k price premium, we also bo lai.

then still got chance to drop like duo. :s13::s13::s13:

This is odd.. the higher level has better air circulation and can also see the greenery albeit not at eye level shouldn’t it be more premium. I think a good deal is those who got the 6-9 floor that is cheaper than level 2-4.

Due to sound travel upward

but can’t really compare it like that unless it is comparing 2m in cash placing directly into bonds vs condo unit. condo usually leveraged by mortgage loan

Developer don get charged for balcony space, but the way they price will just incentivize buyers to go for the ones with balcony. Then who will buy those 39xx psf 409 sq ft units?

The one bedroom without balcony cannot buy imo... crazy 39xxpsf when the rest of the lower floor units are gg 24-25xxpsf. Also odd to get the 2-4th floor units when the 6-9th floor is cheaper.

Better options are the 2 bedder (721sqf) or 3 bedder compact lower floors at 24-25xxpsf.

ours is cash ah. my dad can't take loan le. thats why this is one of our considerations.

Mmm, but I thought u say buy for own stay not for investment.

Investment wise many other better instruments but got other downside risk too.

yap for own stay. but the next four years can at least farm the dividend which is a certainty first. since buying today will also need to wait 4 yrs.

Ahhh that makes a lot more sense. Definitely wait then, I think there's a very good chance the post-Covid recovery will outpace MTM appreciation, if there even is any.

If one is looking for good capital gain, it does not really matter if the project is a sell out on day 1 launch day....of course it is preferable to be almost sold out by the time of TOP.

Case in point, TOP gaining projects like poiz, gem and alps were not sold out projects on day 1, also no one fainted while queuing or balloting for units...
What is important is the entry price and whether in future when you want to sell, are there many interested buyers wanting to buy from one at a higher price....

I got a gut feel there will be some good buys in the coming few years during sub sales for a few projects. :D
