Today's the day! What's everyone predictions for the purchase price of the 2 Lentor GLS sites? Will GuocoLand buy another site!!
My guess is :

Lentor Central: $1060-$1120 psf
Lentor Hill B : $1000 - $1050 psf

GuocoLand (with JV partners) will put in a defensive bid on one of the 2 plot, likely Lentor Central plot.

Oh wow!! 1100 psf for lentor central and 1130 psf for lentor hills.
Lentor modern is confirm 70%+.
Who is this TID residential . Really kuku. 20% above next highest bid
isnt this quite lower than expected? i see this edgeprop article with this quote

Not lower. Still within the range I think. This pricing vindicates the earlier Guocoland bids, so it's a win for them.

EC said the new plot is within 1 km of St. Nicholas but not Lentor Modern.

ok, that explains why the lentor hills plot priced higher than the lentor central site

but isnt the lentor central site prices quite low? just beside lentor modern

we expect the plots to be lower than LM plot because LM is the only integrated

but Eric also say high price integrated are not necessarily good buys and he gave a list of examples from Watertown to bedok residences...

but the lentor hill is still far too expensive compared to the 2nd bidder.
Almost 20% higher than the second and only other bid! Guoco must be so thankful for TID (Hong Leong and Mitsui). Agent got more story to tell, this weekend 90% sold.. huat..

Just realised that Hong Leong, TID, Guoco were part of Parcel A bid. No wonder, they are friend friend. Now 3 plots of land belonging to same gang, don't expect any good price at Lentor.

Nicholas Mak. He works for property agency.

My guess is :

Lentor Central: $1060-$1120 psf ( Forsea $1108 psf )
Lentor Hill B : $1000 - $1050 psf ( TID $1130 psf )

GuocoLand (with JV partners) will put in a defensive bid on one of the 2 plot, likely Lentor Central plot.

Spot on for Lentor Central plot but was off for the Lentor Hill B plot. Really under estimate the appealing draw of a small plot.

But the biggest winner of this round is actually GuocoLand ! Again, I do not work for GuocoLand but just know their game plan.

Keep updated with latest economic and financial news. Not everday is rosy. Developers also know this, thats why only 1 dumb singhaiyi is willing to take such a big risk alone.

Now sinkies like u are so confident because fellow sinkies are queuing up with you. Once sentiments take a turn, the queses will disappear and it will be a long cool winter just like what we saw after 2013. And sinkies will comfort themselves with the fact that thousand others are in the same boat. It is the same for stock market.
Well, that's your own opinion and you are entitled to it.

Anyway our posts are saved here and for everyone to see.

1) We shall see come September what those 2 Lentor land parcels sells for;
2) If there will be any freak bidding results because developers are scared to take any risks/bid low ball and the land parcel is sold for less than $900psf
3) And when these condos are launched in future, what prices they are launched at and how % sold on the first weekend.

Exciting times!


Glad to see there aren't any freak bidding results for this 2 Lentor GLS sites. As expected Guocoland put in a defensive bid and most importantly you can see why Guocoland land won the previous Lentor parcel as a joint venture partner. Now all the partners have a vested interest in Lentor area and won't allow anyone to win any of the sites with a "freak $900psf bid" which is why we see Hong Leong and Capitaland all putting in bids. Now that a China developer has won one of the sites, you can be sure they will be putting up a defensive bid for any future Lentor GLS site. More and more developers with a vested interest in an area only mean one thing....

2 important implications from yesterday's results:

1) Lentor Modern purchasers will be more embolden to pay above $2100psf for Lentor Modern launch this weekend. I've always said why GuocoLand was smart to launch Lentor Modern only after yesterday's tender results. Yesterday's results have vindicated them. They were confident their developer friends will bid the prices of these parcels up, thereby benefiting them.

2) Developers are not charities. Anyone thinking developers will win future Lentor GLS parcels cheap AND also sell the units for average price less than $2000psf needs to get real.
